JUST LEASED! 🎉🔑

This one feels especially good to announce.

I had the privilege of representing Bianca and Milena of Mi Casita Child Care LLC in securing their new home at 1700 Second Street NE in Minneapolis. A 6,919 SF childcare space with a dedicated outdoor playground and so much potential for what they’re building.

And this one was definitely a journey. 😂

Commercial real estate transactions rarely move in a perfectly straight line, and this deal had plenty of moving pieces from lease negotiations, licensing requirements, insurance, operational details, coordinating multiple parties, and making sure the final business terms protected my clients while still getting everyone to the finish line.

There were some twists and turns along the way, but what never changed was Bianca and Milena’s determination to create something special.

Commercial real estate negotiations aren’t about “winning.”

I’ve spent a lot of time in lease negotiations lately, and it’s been a good reminder that the best negotiations rarely end with one side getting everything they asked for.

A tenant has priorities.

A landlord has priorities.

And somewhere in the middle is a deal that has to work for both sides long after everyone signs.

For me, representation means more than negotiating the terms in front of us today. It means advocating for my client and anticipating what those terms could mean for them years from now.

➡️What happens at renewal?

➡️How could operating expenses change?

➡️Does the lease give them enough flexibility if the business grows?

➡️What responsibilities are they taking on that could become costly later?

➡️What sounds insignificant today but could matter three, five, or ten years from now?

My job is to ask those questions, identify where we have leverage, know where we can compromise, and recognize when something is important enough to push back on.

Because not every term carries the same weight.

Sometimes getting the right answer on one important issue is worth giving a little somewhere else.

And sometimes one sentence in a lease can have consequences nobody thought about when the deal was made.

Good negotiation isn’t about winning every point. It’s about protecting your client’s interests today while anticipating what they may need tomorrow.

That’s the difference between simply getting a lease signed and truly representing your client.
