After putting congestion pricing on pause back in June, New York Gov. Kathy Hochul announced earlier today (Nov. 14) a lower daily congestion pricing fee of $9 to help fund the Metropolitan Transportation Authority’s capital plan and reduce congestion and air pollution in Downtown Manhattan. The governor reduced the fee from the original $15 charge that was to be instituted back in June.

MTA CEO Janno Lieber and others expressed support for the lower tolling fee that the governor said would bring in the $15 billion to the MTA that the higher fee was projected to raise.

Over the real estate industry’s strident objections, the New York City Council approved the FARE Act that will shift the burden of a broker fee from the tenant to the landlord. The council overwhelmingly approved the measure by a 42-8 margin.

The FARE Act will undoubtedly lead to higher rents and reduced access to available rental listings for prospective tenants, exacerbating housing affordability challenges New Yorkers already face.

The transaction involved a more than 50,000-square-foot state of the art bus / transportation facility on 16.9+/-acres sold to Realterm.

The worst of the housing inventory shortage is coming to an end, mortgage rates are stabilizing and job additions are continuing, according to NAR Chief Economist Lawrence Yun.

The Hudson Gateway Association of REALTORS changed the format of its 108th Annual Meeting & Members Appreciation Day program this year, opting to hold the business portion of the Annual Meeting virtually on Oct. 22 and its highly popular and informative Member Appreciation Day on Oct. 28 at the Westchester Marriott Hotel.

Some of the highlights of the two-day event included the selection of 2024 HGAR award winners, including Realtor of the Year Tony D’Anzica and Affiliate of the Year Richard Haggerty.

The first-time homebuyer market share decreased to a historic low of 24% (down from 32% last year), while home buyers’ ages hit all-time highs of 56 years overall (49 last year), 38 years for first-time buyers (35 last year) and 61 years for repeat buyers (58 last year), according to the Association of Realtors’ 2024 Profile of Home Buyers and Sellers released on November t4th.

Real estate agents played a crucial role in the homebuying process, with 86% of all buyers utilizing their services—the highest of all information sources used.

New York Gov. Kathy Hochul announced on Nov. 1 that the Metropolitan Transportation Authority issued a Request for Proposals to transform a surface parking lot adjacent to the Beacon Metro-North Station into a residential development with about 300 units of mixed-income housing and replacement parking for commuters.

The project aims to address the City of Beacon’s efforts to foster greater connectivity between the waterfront, the Beacon Station and its Main Street.

The HHudson Gateway Association of REALTORS the LLong Island Board of REALTORS, Inc. and the SStaten Island Board of Realtorsjointly staged the first New York City Lobby Day on Oct. 23.

Realtors from the three associations met with City Council members and/or staff at City Council member offices at 250 Broadway in Manhattan. HGAR’s Director of Government Affairs Alexander Roithmayr explained that the event was meant to introduce the associations formally to Council members and to promote the associations’ steadfast belief in cooperative transparency.

The New York State Energy Research and Development Authority (NYSERDA) has awarded $320,000 in grants to the Town of Newburgh focused on the Roseton and Danskammer sites in Newburgh, NY, as part of the Just Transition Site Reuse Planning Program.

The NYSERDA grant announcement builds on the recent allocation of nearly $4 million in federal funding to the Educational and Cultural Trust Fund of the Electrical Industry.

In a hopeful sign that market conditions are improving, pending U.S. home sales rose in September, according to the National Association of REALTORS®

All four major regions experienced month-over-month gains in transactions. Year-over-year, the Northeast and West registered increases while sales remained steady in the Midwest and South, according to the report released on Oct. 30.

The Northeast PHSI expanded 6.5% from last month to 65.6, up 3.3% from September 2023.
