🏢Big changes are coming to NYC’s rental scene:

Starting June 11, the Fairness in Apartment Rental Expenses (FARE) Act will shift who pays broker fees—requiring that the hiring party (usually the landlord) foot the bill. For renters, that means the average upfront cost to lease an apartment will drop. The law also mandates full disclosure of all rental fees in listings and agreements, putting an end to surprise charges. Renters can still choose to hire their own agent, but they’ll only pay if they do. With broker fees averaging 12% of annual rent and accounting for 17% of the median household income, this move is meant to show transparency, fairness, and housing mobility across the New York City rental markets.
