But wasn't that house JUST on the market?

Sometimes, you'll be looking at a house that you find out was just on the market a year or two ago. You immediately start to wonder what's wrong with the house for the owner to be selling such a short time later.

I urge you to not jump to that conclusion. Just because someone sells a couple of years after purchasing the home doesn't mean something is wrong with the house.

I help people all the time who buy a house, say it's their forever (or long-term house), and then I get a call from them a couple of years later to sell it.

Not because something is wrong with the house.

But because LIFE HAPPENS!

We never know when we're going to get married, get divorced, have a baby, lose a job, be relocated for a job, get a new job, have family move in with us, have a death in the family ... the list goes on.

So don't pass by a house because it was on the market recently.

🌟1% down payment option!🌟

I'm always going to share the latest down payment assistance option that I come across, and here's another one!

Here's how it works:
- You (the buyer) contribute 1% toward a 3% down payment conventional home loan
- This particular mortgage company will contribute 2% as a non-repayable contribution!
- The lender will also pay for a temporary 1% rate buy down for the first year

Here are the details:
- Credit score 620 or higher
- Area median income limits apply
- Homebuyer education required
- Only available for a primary residence (no investments)

🏠"I don't want my credit pulled for a mortgage pre-approval."🏠

This is a common concern we hear from potential buyers. You don't want your credit checked if it may not be the right time for you to buy.

There are options!

If you're curious about what you could qualify for, or you just want to start budgeting for a future home purchase, soft credit pulls are an option!

This lets you research your options earlier in your homebuying journey without affecting your credit.

REMEMBER: When it comes time to really start shopping, a mortgage lender will need to do a hard credit check. But in the meantime, you can get information and make a good plan!

〽️What is a discount point?〽️

If you're in the process of homebuying or considering jumping in to the home buying market, you may have heard of points on a mortgage.

But what is a point exactly?

Discount points allow homebuyers to lower their interest rate in exchange for paying an up front fee. You may have also heard of the term "buying down the rate."

Typically, each point you buy costs 1% of your total loan amount.

ANOTHER 5 ⭐ REVIEW! 🎉

This incredibly sweet couple relocated here from the east coast, and I connected with them through social media!

That was about three years ago. We looked on and off, and they rented for a time in between when the market was really crazy. They reached out this summer and said they were ready for house shopping again!

The Riverside area is their favorite and they knew that's where they wanted to be. The trouble: Riverside homes are a hot commodity so landing one can be tough!

Despite the fall season and higher interest rates, there were a flood of showings and multiple offers. Over coffee and tea, we analyzed the market and prepared a strong, potentially risky offer.
