Signing an agency agreement means your realtor has a fiduciary duty to advise, guide, and protect you to the end.

You cannot be mad that you didn’t know about certain things when you’re the one who chose not to hire a realtor. 😂🤷🏻‍♀️

I promised my husband ONE thing.

First of all - this week was a rollercoaster 🎢 going in and out of haunted tunnels 👻 and over & under rainbows 🌈 within a circus 🎪 called: the s**t show. 💩

👉🏼 bought a business
👉🏼 15 hours of showing homes
👉🏼 summer planning
👉🏼 contract negotiations
👉🏼 repair request on an as-is home (🤦🏻‍♀️)
👉🏼 2 listing preps
👉🏼 everything that could go wrong in my flip that could, DID.
👉🏼 dinners, relearning the quadratic formula, end of school year projects, sports practices, violin lessons…

I reset my mindset this morning with a quick prayer to my guy upstairs, Jesus ✝️. And then…

I DECLARED OUT LOUD: I’m going to be zen and happy today.
So far so good but we will see where I’m at by 8pm 😝!

I forgot my tape measure & my clients needed to know if the bed would fit in the room. If it didn’t, the house was a complete no-go. 🛑 And the problem with that was they really loved it!

So, I googled the size. And there I was. Laying on the floor for size reference because I am, in fact, only 1.75” longer than the width of a queen size mattress. 📏 😆

**Google said a queen size mattress is 60” x 80”

I believe I can confirm. 😝

Once I hit 34, I’ve felt more comfortable and confident in myself. I’ve made career changes and evolved my mindset. Not to mention my body has changed, FOR SURE.

I feel the growing pains: mentally & physically. And even though I feel more comfortable in my own skin that doesn’t mean I still don’t struggle every day.

But unlike, my younger teenage self, I am leaning into my personality, opinions, and WHO I AM.

I AM a millennial, pop punk & emo mother, wife, and entrepreneur. AND I AM done apologizing for who I am.

Here’s to being a teenager in my 30’s 🍾

If you are buying a new build don’t forget to check these numbers for your monthly mortgage estimate!

Specials taxes 👉🏼 Kansas is the only state that doesn’t put the specials tax into the sale price of the home. This allows you to be able to afford more home for your budget! HOWEVER, make sure your lender gets that number added into your estimated monthly budget!

Generally Property Taxes 👉🏼 Most of the time the annual tax amount will not be accurate because the previous years have not shown a structure on the lot. Your realtor & Lender should be able to estimate what this will be by multiplying the assessed value x the county’s mill levy. In all honesty, expect that number to be MUCH higher than the previous tax years.
