Days on market in the $300-400K range varies wildly depending on which suburb you’re targeting. We’re talking 6 days in some areas and 30 days in others. Same price range. Same type of home. Completely different experience as a buyer.
That difference determines whether you need to be pre-approved and ready to write an offer the same weekend something hits the market, or whether you actually have time to take a second look and think it through.
