Harmon Property Management, http://www.hpmwichita.com, seeks a Showing Agent needed for Wichita/Park City area. This is a contract labor position with hours that are on an as-needed basis, estimated 5-10 hours a week, weekday evenings and Saturdays, over several weeks on average, that will be paid by the hour at $15 per hour. We pay every two weeks via direct deposit.

Job Duties:
• Meet pre-screened, qualified prospective tenants and show them our properties at designated dates and times and answer any questions they may have.
• Direct prospective tenants to our website to complete applications should they wish to apply.
• Confirm the unit shown was left secure, lights off, and heating and air thermostat set to a specific temperature.
• Provide feedback on the unit shown and prospective tenants to management after showings are completed.
Requirements:
• Customer service or real estate experience
• Self-motivated & work well independently as well as part of a team
• Positive attitude & energetic.
• Displays professionalism, dressed accordingly.
• Excellent communication skills - written and verbal.
• Strong organization, time management, and multi-tasking skills
• Must have a smartphone (Apple or Android) and working knowledge of the internet, texting, email, and calendar
• Must have a cell phone with no monthly available minute issues, able to talk and text as needed and receive voicemails.
• Have a valid driver's license.
• Reliable personal means of transportation is required to travel to showing appointments where you must arrive on time.
• This position does require the ability and necessity to physically walk to show and inspect properties.

Property Showings & COVID-19 Mask Policy:

For the safety and protection of our showing agents and properties, all parties will wear masks at all times and practice social distancing during showings. Those who refuse will have their showing canceled immediately and not be allowed to schedule future showings of any HPM managed property.

We follow the CDC guidelines and practice good social distancing by allowing prospects to view units while our showing agents wait outside at a safe distance. We are also taking additional precautions like sanitizing surfaces in between showings.

If anyone planning to be at a showing is exhibiting any COVID-19 symptoms, including but not limited to cough, fever, fatigue, or severe cases of difficulty breathing, please cancel the showing immediately and reschedule when symptom-free.

a Property Management Assistant position

Harmon Property Management is a Wichita based property management company that currently manages over 50 rentals in Wichita and the surrounding area and we have an immediate need for a Property Management Assistant to help us grow.

Job Description - the job consists of but is not limited to:
Showing rental property to prospective tenants
Providing prospective tenants with applications, collecting applications & screening fees Assist with prospective tenant screening process and processing applications
Installation & removal of yard signs & lock boxes at rentals
Assist with taking pictures of rentals, listing of available rentals on websites, setting up phone extensions with messages about the property
Assist with returning voicemails left by prospective tenants and prescreening prospects and scheduling showings
Signing tenants to leases and providing keys
Conducting move in & out inspections
Serving notices at rental properties
Meeting contractors at rentals for repairs

Compensation:
Hourly rate $10-$12 per hour commensurate with experience
Bonus potential
Part time work based on demand, hours of operation will vary; night and weekend work will be required. 5 to 20+ hours a week potential. More hours and opportunity as we grow.

Applicants Must Possess:
Valid drivers license & reliable transportation
Cell phone & a computer with internet and email access and have basic computer knowledge Honesty & integrity
Competence
Self-starter able to complete tasks with little or no supervision and able to multi task Professional & punctual
Good communication skills, customer service oriented & outgoing personality
Good organizational skills

Real estate experience is a plus but not required.
This is a 1099 independent contract labor position.
This is a partial work from home opportunity. Most of the work will take place on site at each rental property with occasional meetings with management and some work being done from home.
This is a great opportunity for real estate agents to supplement their income.

We placed a tenant in an apartment today. The apartment was his first home away from home. At the end of lease signing the tenant's father pulled out his cell phone to take a picture of landlord and tenant shaking hands. Very respectful and excited. Those are the type tenants we screen for. It's good to know they are still out there.
