Congratulations to my buyers!

The last three photos in this post are from closings that happened just last week. While I’m celebrating those families today, they also reminded me of something I’m incredibly grateful for.🏡

Now for the back story… and a little Monday gratitude from Realtor T. ❤️

A former Westar colleague trusted me to help sell his Haysville home.

At his open house, I met a super nice couple and helped them purchase their next home. Then I helped them sell their Derby home.

Along the way, I met her parents and helped them find their forever home complete with a pool and pantry, their two must-haves. Now I’m helping them prepare their Derby home for market.

I also had the privilege of helping a new WSU professor, referred to me while relocating from NYC, close on a home that checked all the boxes.

Noticing a trend?

One relationship led to another, and another.

The truth is, that’s been the story of my business since day one. These connections just happen to be a snapshot of the last 12 months.

We are getting there.
New roof, paint, flooring, lighting, fixtures. Pretty much every surface has been refreshed. Not a fancy flip, just sensible updates that give the next owner a solid foundation to make it their own.
Shout out to Lytton’s Appliance Showroom. Supporting local matters.
One thing I never take lightly is the trust buyers and sellers place in me. This seller came through a referral from a previous out-of-state seller I helped. We’ve never met face-to-face, but together we’ve coordinated this entire refresh through calls, texts, photos, and a whole lot of trust.

Looking back to last Friday

While sitting at the closing table with my first-time homebuyers, I learned they are both the very first in their families to ever purchase a home.

Talk about breaking generational cycles. I literally got chills.

During a week that has been heavy on my heart, this was a much needed bright spot. 🏡❤️🪴

A sequel to a story I’ve shared before. ❤️

In 1982, Charlie and I bought our very first home. We poured ourselves into making it our own, then a few years later, we moved on.

Fast forward almost four decades.

A buyer now friend I was working with in 2020 called and said she had found the perfect house and wanted to see it. Imagine my surprise when it turned out to be that very first home Charlie and I had owned.

She came out on top in a multiple-offer situation, made it her home, and we stayed in touch.

Last Friday, I had the privilege of helping her son purchase and close on his very first home.

I often take closing table photos, especially for first-time homebuyers, but these days I usually share them only with with the buyers themselves. I will let the house photos tell this story.

Congratulations to this wonderful family on another exciting chapter. ❤️🏡

I am honored every time folks recommend me to family. That trust means more than I can say. This is one of those full-circle, “what are the chances?” stories that I will always treasure. ❤️

We don’t just throw a sign in the yard and snap a few quick photos around here. 😅🏡📸

When it comes to marketing your home, the little details matter WAY more than people realize. And yes… that includes the plunger beside the toilet, shampoo bottles in the shower, tissue boxes, trash cans, mismatched light bulbs in light fixtures, paper towels on the counter, and all the everyday things we stop noticing while living in our homes.

I promise I’m not trying to erase your life or make your home feel “unlived in.” My job is simply to help buyers walk into your listing and immediately picture themselves there!

Because great listing photos aren’t just about showing a house… they’re about showing the feeling, the space, the potential, and helping your home shine in the best possible light.

And if that means I’m hiding your trash can in the garage for 20 minutes? Trust me, it’s worth it! 😉

Marketing matters. Presentation matters. And around here, we take both seriously.
