Hello and welcome!
Ben Hammer here of Marsh View Home Inspections. Rather than a post regarding rotten framing, flooded crawl spaces or damaged chimneys I wanted to share a little about myself. After 10 years as a commercial fisherman followed by 11 exciting years as United States Merchant Marine I felt ready to pursue my dreams of owning and running my own business. I created Marsh View Home Inspections with the goal of providing a quality, complete and consistent service allowing my clients to feel at ease, supported and confident in their home purchase. I couldn’t anticipate the the amount of genuine kindness, support and positive feedback I receive from my clients and colleagues. Its truly what has made this endeavor all the more special. When not inspecting homes I can be found enjoying our beautiful coastal waters free-diving and surfing. ⚠️ Dangerous Wiring ⚠️ A recent inspection presented a sub-panel being used as a junction box to splice 2 large gauge wires. This is not how enclosure panels are intended to be used and, in this case, is resulting in a very dangerous situation. Inside this panel are 2 badly spliced, high voltage wires. Exposed and bare leads are touching the inside of the front cover which could lead the the entire surface being energized. Placing the dead front cover back on was a stressful moment. This item MUST be addressed by a licensed and reputable electrician ASAP to prevent personal injury.

Screw Jacks.. It is not uncommon to find “screw jacks”, also known as “house jacks”, in the crawlspace of a home being used to support sagging floor framing, level interior floors or provide support while repairs are being made. Screw jacks are NOT meant for permanent application and should not be used for such. Seen here is a jack system that was installed as a permanent fix for sagging/bouncy interior floor. Due to the environment of the crawl space the system has since shifted leading to insufficient support and risk of kicking out. Also noted here is severe oxidation rendering the Jack almost completely jeopardized. Get a home inspection friends!

-Chimney Damage (Spalling)-
Spalling is the result of water penetrating a masonry product, often times chimneys, and going through a freeze/thaw cycle. Over time this occurrence will lead to flaming brick, missing mortar or materials becoming completely detached and falling off. This condition will continue to worsen over time until properly repaired. Operating a fireplace with a chimney that is in poor condition offers obvious risks. Be sure to have a complete home inspection to ensure safe operation and occupation of the home.

The Crawlspace

Often times a crawlspace will go years without evaluation making it an extremely important area to access during a home inspection. When entering this area I am not only seeking current defects but bedecks of years passed as well. These items help me determine the cause of damages noted which helped me advise my clients on the best way to have it addressed by a reputable contractor. Numerous hazards are also found in crawl spaces (abandoned/live wires, dangerous pests/insects, sharp debris, bad air quality, etc) which is why all inspection needs should be done by a licensed and insured home inspector.

Today’s inspection. Although a minimal concern I will always note when the globe of a light fixture is missing so my clients know exactly what to expect when potentially seeing a property for the first time. Missing globes are a fairly common occurrence but never have I found one missing only to discover it was removed to act as a bowl to catch a plumbing leak!😂 A+ for resourcefulness.

At a recent inspection heavy spalling and mortar deterioration were noted on the homes chimney. Spalling is a condition that occurs when water penetrated masonry products then goes through a freeze/thaw cycle. Over time spalling will result in the brick and mortar to flake, crumble or even completely detach from the chimney resulting in water entry, unsafe chimney operation and damaged building components. *Reach out today for your free inspection quote and sample report.

Cracked/Damaged/Repaired Framing. At a recent inspection of a 1920s home in downtown Wilmington, NC multiple major framing components of the floor and roof system were noted to be cracked, damaged and improperly repaired. Areas adjacent to these noted defects were noted to have soft/floating areas in the floor and roof which could result in sloped floors, cracked interior walls, damaged/unsealed shingles and continued deterioration. This particular home had recently been completely “renovated” leaving all original building components hidden from view. A complete home inspection brought these issues to my clients attention allowing them to strategically move forward with the purchase of the home. While inspecting a beach home on stilts recently I ran into an issue that is common to these coastal homes. Pictured here are heavily rusted/missing lag bolts and nuts. These nuts and bolts are used to fasten bracing components to the stilts allowing the home to withstand wind/weather as it was intended. Without these bolts secure and in place the home could potentially shift in foul weather. It was recommended that a licensed professional or structural engineer is consulted to evaluate the stilt system and repair as needed.
