Single-Family Home vs. Manufactured Home
A lot of people lump these together, but they are not the same thing.
A single-family home is built on-site on a permanent foundation. It is considered traditional real estate. In most markets, these homes tend to appreciate over time depending on condition, location, and overall demand. Financing is typically easier with conventional, FHA, and VA options widely available.
A manufactured home is built in a factory and brought to the property. It is constructed to HUD standards. Value can depend heavily on whether it is permanently attached to land and how it is titled. In some cases, manufactured homes may not appreciate at the same rate as site-built homes.
Both serve a purpose. The key is understanding how each performs long term before making a decision.
