A lot of buyers in North Carolina don’t realize this until they’re already under contract.

You can back out of a deal during the due diligence period for pretty much any reason.

Inspection issues, financing concerns, or even just changing your mind.

The part that surprises people is what happens with the money.

The due diligence fee is typically non refundable, but your earnest money is usually protected during that period.

That is why understanding how those two work before making an offer is so important.

It can save you from making a decision you regret later.

A lot of buyers in the Leland and Wilmington area don’t realize that homes that are priced correctly are still moving pretty quickly right now.

Even in a market where things feel like they should be slowing down, well-priced and well-presented homes are still the ones that tend to get attention first. It is not always about the biggest or newest listing. It often comes down to how the home is positioned when it hits the market.

That is something I have been seeing consistently in this area lately.

Whether you’re 6 months out or just starting to browse, here are 3 things that can save you thousands (and a lot of stress):

1. Due Diligence Fee ≠ Down Payment
In NC, the Due Diligence Fee is paid directly to the seller when you go under contract. It’s typically non-refundable—even if you back out—so you want to be confident before making an offer.

2. You Don’t Need 20% Down
Many buyers still think this. In reality, there are loan options that allow much lower down payments, especially for first-time buyers. The key is getting pre-approved early so you know your options.

3. Representation Matters More Than You Think
In North Carolina, agents are required to clearly explain who they represent. Having a buyer’s agent means someone is legally obligated to advocate for your best interests—from negotiations to inspections.

💡 Bonus Tip: The right time to talk to an agent isn’t when you’re ready to buy—it’s when you’re thinking about it. Strategy early = smoother process later.

Earnest Money vs Due Diligence (NC Buyers — Know This 👇)

In North Carolina, offers usually include two different deposits — and they are NOT the same:

Due Diligence Fee:
• Paid directly to the seller
• Gives you time to inspect, secure financing, and decide
• Non-refundable (unless the seller breaches the contract)

Earnest Money Deposit (EMD):
• Held in escrow (trust account)
• Shows you’re serious about buying
• Refundable during the due diligence period

⏰ Important:
During the due diligence period, you can walk away for any reason and typically get your earnest money back — but the seller keeps the due diligence fee.

After that period ends, you may risk losing both if you back out without a valid reason.

Both are credited toward your purchase at closing if you move forward.

One of the biggest mistakes buyers make is only looking at the home price — not the full monthly cost.

When lenders quote a monthly payment, it often includes PITI:
• Principal & Interest
• Property Taxes
• Homeowners Insurance

But there can still be additional costs, like:
• HOA fees (if applicable)
• Maintenance / repairs

For example, a quoted payment of $2,000/month may not include everything depending on the property.

Understanding the full picture upfront helps avoid surprises and makes the process much smoother.
