Who is independently looking out for the owner?
HPI Asset Oversight™ is a private, elite, all-inclusive and ongoing commercial property oversight program designed for investors who want independent technical representation throughout ownership.
Unlike traditional property management, HPI does not collect rent, manage tenants, lease space, or profit from repair work. Our role is different:
We protect the physical asset.
Each enrolled property receives:
• A comprehensive annual inspection led by HPI
• Annual evaluations by qualified specialty professionals, including electrical, plumbing, HVAC, roofing, structural, and other disciplines as needed
• Quarterly HPI property assessments throughout the year, including thermal imaging and mold testing
• Additional specialty evaluations when subsequent concerns are identified
• Ongoing tracking of building systems, deterioration, repairs, and deferred maintenance
• Review of significant contractor repair and replacement recommendations before money is spent
• Verification of major completed repairs and improvements
• Estimated remaining service life of major systems and components
• Capital expenditure planning and long-term replacement forecasting
• Priority consultation when unexpected building issues arise
• A continuously updated record of the property’s physical condition
Independent Expertise Matters
The contractor recommending a repair may also profit from performing it.
HPI does not.
When a major expense is proposed, our job is to help answer questions such as:
Is the work actually necessary?
Does the entire system need replaced?
Is the proposed scope appropriate?
Is the price consistent with the condition observed?
Was the work completed properly?
One unnecessary roof replacement, mechanical-system replacement, or major repair can cost considerably more than years of independent oversight.
The HPI Property Health Score
Every enrolled property is evaluated using the HPI Property Health Score, a proprietary 100-point assessment of the property’s overall physical condition and stewardship.
The score considers factors such as:
• Structural and building-envelope condition
• Roofing and drainage
• Electrical systems
• Plumbing systems
• HVAC and mechanical equipment
• Fire and life-safety observations
• Deferred maintenance
• Water intrusion and moisture concerns
• Exterior/site conditions
• Remaining useful life of major components
• Completion of previously recommended corrective work
• Overall maintenance and asset stewardship
The score is updated as conditions change and improvements are completed, giving ownership a simple way to track the health of the property over time.
HPI Distinguished Property™
Properties achieving an HPI Property Health Score of 90/100 or higher, with no unresolved critical deficiencies, may earn the special status:
HPI DISTINGUISHED PROPERTY
Qualified properties receive an annual recognition plaque identifying the building as an HPI Distinguished Property due to exceptional property condition, maintenance, safety, and asset stewardship.
The designation must be earned and maintained annually.
Who Is HPI Asset Oversight For?
The program is designed primarily for owners of significant privately held commercial real estate, including:
• Commercial real estate portfolios valued at approximately $10 million or more
• Individual commercial properties valued at approximately $5 million or more
• Portfolios totaling approximately 75,000 sq. ft. or more
• Owners of multiple commercial properties
• Investors without their own in-house facilities department
• Out-of-area or passive owners who want independent eyes on their assets
Select properties outside these guidelines may also qualify based on complexity, risk exposure, and ownership needs.
Enrollment is intentionally limited so each client receives a high level of personal oversight and ongoing attention.

Pricing is based primarily on property size, with adjustments possible for unusual complexity or specialized systems.
