Never buy a home out of fear or pressure.
Ever.
That's how you get yourself into bad deals, risky loans or just plain dumb financial situations. There's a ton of costs involved with buying (and owning) a home.
It's not "just the mortgage payment". There's forever maintenance, constant repairs, the need for updates/upgrades, landscaping and depending on your location - property taxes, insurance premiums and HOA fees that ALL increase over time. Which means, your mortgage payment increases as well.
Agents say, "you can always refinance." And I say, yea that's a horrible argument for buying in at a high interest rate. There's no guarantee you can refinance when you need to or want to. Never bet on that.
The American dream is not one where you "have it all" at the expense of your mental health and being up to your eyeballs in debt. And contrary to what most believe, your primary residence is not an asset. By definition, it's a liability.
Never let an agent pressure you into buying.
Never let an agent talk you into a risky loan product.
Never let an agent's crystal ball predictions scare you.
Buy a home when it makes absolute financial sense. When the numbers are right. When interest is low. When it's affordable. When the ratio of home price to annual income is where it should be (4X). When you're not scared or pressured or desperate. When it won't put you in a precarious situation.
Buy a home when you're ready. Buy a home when it's right.
