Before you go to a home builder, know this...
Many builders require that you give up your right to representation if you visit their model homes without your Real Estate Agent on the first visit. Be sure to inform them that you have an agent, so you can receive the representation you deserve!

Negotiating Power
Some builders will negotiate on price and offer incentives. A Real Estate Agent who is experienced in new construction, has the skills to best navigate these complexities and negotiate to protect your interests.

Lingo Interpreted
New construction has its own language. Your Real Estate Agent understands this lingo and will translate the language commonly used to help simplify the building process.

Upgrades
When building a new home, you get to make design decisions that align with your lifestyle. Setting an upgrade budget will keep your final purchase price within reach. Your Real Estate Agent will help advise you as to which upgrades will add value to your home, which ones you should have the builder complete and what might save you money to DIY once you own your new home.

Inspections
While the home is new, it can still have some flaws. It's a good idea to have a professional inspection done before closing day to help identify any issues, defects or jobs not yet completed. Your Real Estate Agent will provide professional inspectors for you to choose from to conduct the inspection, and help you decode the findings.
