Such a special closing day today in Sedalia Mo 🏡

Not only did I have the honor of helping my wonderful buyer close on his home today, but this one is especially close to my heart because he is my son, and this is his first home.

As a mom, getting to be part of such an important milestone in his life means more than words can say. I am beyond proud of him and so excited for this new chapter ahead.

I’ve been thinking a lot about what actually makes a community feel stable.

Not just growing but STABLE.

It’s easy to assume that more rooftops automatically mean more economic strength. But the type of housing, the mix of ownership and rental, and the long-term cost structure for households all play a role.

Across generations, I see similar pressures:

• Younger households trying to find an entry point.

• Middle-aged families feeling stretched by rising insurance, healthcare, and operating costs.

• Older residents working longer than they planned because fixed expenses don’t disappear.

It raises an interesting question:

Is the challenge primarily housing prices — or the cumulative stack of costs attached to modern life?

Mortgage or rent is just one layer. Insurance, vehicles, childcare, utilities, healthcare, subscriptions, maintenance — they all compound.

Sustainable communities aren’t just about population growth. They’re about forward motion feeling possible at every stage of life.

Missouri homeowners and renters — here’s something many people overlook:

The Missouri Property Tax Credit can give qualifying seniors and 100% disabled individuals up to $1,100 back ($750 for renters). The amount is based on the real estate taxes or rent paid during the year, along with total household income (including certain nontaxable income).

This program can make a meaningful difference, especially for those on fixed incomes — but a lot of residents never hear about it.
