How are property taxes calculated in Orange County, Florida? 🏡

Your property tax bill is based on your PURCHASE PRICE! - Not the sellers!

What you see on Zillow, Realtor, Redfin, etc...are the estimated taxes from what the seller pays! Once you purchase the home it resets based on YOUR PURCHASE PRICE!

Here's the technical equation from Orange County's Property Appraiser site: Property value minus any exemptions, then multiplied by the millage rate set by local taxing authorities. In simple terms:

Taxable Value × Millage Rate = Property Taxes

The Orange County Property Appraiser determines your property value and exemptions, while the Tax Collector collects the taxes.

Buying in Winter Garden, Windermere, Clermont, Horizon West, or Orlando? Always look beyond the seller’s current tax bill — your taxes WILL reset after purchase.

So what do you do? Use the Tax Estimator Calculator on the Property Appraiser Website for a more accurate number.

YES- Property tax calculations are up on the November ballot and changes could be coming but if you're buying NOW in the latter part of 2026 this is the best way to properly prepare your homebuyer budget!
