Take this snap shot of unincorporated Winter Park. $300-399K price point had 33% of sales as cash sales and only 1.7 months of supply. That is a highly competitive market for buyers. Same zip-code in the $400-600K had 25% cash sales and a more balanced 4.1 months of supply. Buyers at these different price points will have different strategies.
