Mortgage rates are roughly a full percentage point lower than they were this time last year. That sounds minor until you look at what it actually does to a monthly payment.

Here’s a simple way to think about it:
If a buyer was comfortable with a certain monthly payment last year, that same payment now stretches a lot further because less of the payment is being eaten up by interest.

That alone can free up a few hundred dollars a month. Or, you can get tens of thousands more in purchasing power without increasing the payment at all.

That can mean:
Abetter location
A newer home
One more bedroom
Or staying under budget instead of pushing past it💪🏻
