Dear Unit Owners,
As you are likely aware, a significant winter storm is expected to impact Connecticut later this morning through Monday, with current forecasts calling for approximately 10 - 18 inches of snowfall and very cold temperatures. While Connecticut has experienced snowfall accumulations of this magnitude before, conditions may be prolonged and disruptive, and exact totals may vary.
CPE has been coordinating in advance with the snow contractors serving each of our managed communities to ensure crews and equipment are prepared.
Please review the following important reminders to help keep everyone safe and to assist with the most effective snow-clearing operations:
Snow Removal Operations
Plowing typically begins once accumulation reaches approximately 2–3 inches.
Crews prioritize main roadways and drive aisles first, with parking areas and walkways addressed as conditions allow.
Every storm—and every property—is different. Timing, temperature, rate of snowfall, total accumulation, duration, and sun exposure all affect snow removal outcomes. Areas receiving full sun may clear faster than shaded or north-facing areas, which may retain snow and ice longer.
Due to these factors, final cleanup may take time and could extend beyond Monday.
Snow removal operations may occur overnight and may be noisy at times.
In some cases, a second phase of work may be required to relocate or remove snow piles, particularly where they impact visibility or safety.
Parking & Vehicles
When safe and feasible, please move vehicles in accordance with your association’s snow-plowing procedures to allow proper clearing.
Vehicles that are not moved will limit the contractor’s ability to fully clear parking areas and may affect adjacent spaces as well.
If you anticipate needing assistance moving your vehicle, please plan ahead with a neighbor or helper
Where applicable, consider parking in areas that do not impact prime parking spaces, parking off-site if possible, and using garages for vehicle storage whenever available.
Cold Weather & Power Outages
Extremely cold temperatures are expected. Please ensure pets and sensitive plants are brought indoors.
Charge mobile devices, stock basic supplies, and be prepared for possible power outages.
Check on elderly or vulnerable neighbors.
Please maintain a minimum temperature of 55 degrees throughout your entire unit at all times.
Safety & Emergencies
Travel during the storm is strongly discouraged.
For life-threatening emergencies, always contact 911 first.
Please do not contact our emergency line to report routine snow-plowing or cleanup concerns. CPE remains in regular contact with snow contractors and will notify the community as conditions evolve or additional updates are necessary.
If state or local authorities restrict travel, access to properties may be limited during that period.
Post-Storm Conditions
Sidewalks, steps, and walkways may remain snow-covered until the storm has ended and full cleanup is completed.
If you observe unsafe conditions after the storm (ice buildup, blocked vents, icicles, fallen limbs, etc.), please notify us—ideally by submitting a maintenance request with a photo, if possible.
Depending on building type, maintaining a personal supply of salt may be helpful for temporary treatment of small areas.
This is a general advisory intended to help residents plan ahead. Please continue to follow your association’s specific snow-plowing rules and procedures, which remain in effect.
