Dear Unit Owners,

As you are likely aware, a significant winter storm is expected to impact Connecticut later this morning through Monday, with current forecasts calling for approximately 10 - 18 inches of snowfall and very cold temperatures. While Connecticut has experienced snowfall accumulations of this magnitude before, conditions may be prolonged and disruptive, and exact totals may vary.

CPE has been coordinating in advance with the snow contractors serving each of our managed communities to ensure crews and equipment are prepared.

Please review the following important reminders to help keep everyone safe and to assist with the most effective snow-clearing operations:

Snow Removal Operations
Plowing typically begins once accumulation reaches approximately 2–3 inches.
Crews prioritize main roadways and drive aisles first, with parking areas and walkways addressed as conditions allow.
Every storm—and every property—is different. Timing, temperature, rate of snowfall, total accumulation, duration, and sun exposure all affect snow removal outcomes. Areas receiving full sun may clear faster than shaded or north-facing areas, which may retain snow and ice longer.
Due to these factors, final cleanup may take time and could extend beyond Monday.
Snow removal operations may occur overnight and may be noisy at times.
In some cases, a second phase of work may be required to relocate or remove snow piles, particularly where they impact visibility or safety.

Parking & Vehicles
When safe and feasible, please move vehicles in accordance with your association’s snow-plowing procedures to allow proper clearing.
Vehicles that are not moved will limit the contractor’s ability to fully clear parking areas and may affect adjacent spaces as well.
If you anticipate needing assistance moving your vehicle, please plan ahead with a neighbor or helper
Where applicable, consider parking in areas that do not impact prime parking spaces, parking off-site if possible, and using garages for vehicle storage whenever available.

Cold Weather & Power Outages
Extremely cold temperatures are expected. Please ensure pets and sensitive plants are brought indoors.
Charge mobile devices, stock basic supplies, and be prepared for possible power outages.
Check on elderly or vulnerable neighbors.
Please maintain a minimum temperature of 55 degrees throughout your entire unit at all times.

Safety & Emergencies
Travel during the storm is strongly discouraged.
For life-threatening emergencies, always contact 911 first.
Please do not contact our emergency line to report routine snow-plowing or cleanup concerns. CPE remains in regular contact with snow contractors and will notify the community as conditions evolve or additional updates are necessary.
If state or local authorities restrict travel, access to properties may be limited during that period.

Post-Storm Conditions
Sidewalks, steps, and walkways may remain snow-covered until the storm has ended and full cleanup is completed.
If you observe unsafe conditions after the storm (ice buildup, blocked vents, icicles, fallen limbs, etc.), please notify us—ideally by submitting a maintenance request with a photo, if possible.
Depending on building type, maintaining a personal supply of salt may be helpful for temporary treatment of small areas.

This is a general advisory intended to help residents plan ahead. Please continue to follow your association’s specific snow-plowing rules and procedures, which remain in effect.

Thank you for your patience and cooperation as crews work through what may be a challenging storm. Our priority is safety, and we appreciate your understanding as conditions evolve.

If your unit is leased, please share this notice with your tenant.

Stay warm and safe,

Doug Newman, President

As emailed to owners from CPE on 01/23/2026

Dear Longmeadow Unit Owners,

With a significant winter storm expected, we would like to outline what residents should expect and how snow removal operations will be handled throughout the event.

Snow totals are projected to be substantial and will be accompanied by extreme cold temperatures. Due to these conditions, exact timing for partial or final cleanup cannot be guaranteed, and patience will be necessary as crews work safely and efficiently.

Winter Snow Removal – Compliance Still Required
The vendor will be on-site periodically throughout the storm, focusing on keeping roadways passable to ensure continued emergency access and will return after snowfall has ended to complete the final cleanup throughout the community. Once the snow has stopped, unit owners should clear their vehicles of snow and temporarily move them to allow the spaces to be cleared. Please do not approach the contractors as they are working in the snow removal machinery, as these machines have multiple blinds spots and are loud which make seeing and hearing residents difficult. If you have any issues with snow removal please reach out to management directly and we will resolve with the contractor.

Please understand that with high snow totals and extreme cold, snow removal will take time, and conditions may remain challenging even after the storm concludes. Your cooperation is critical to ensuring this process moves as smoothly as possible.

Our plowing contractor will sound truck horns while entering the community. When you hear the horn, vehicles must be cleared of snow and temporarily moved (typically 10–15 minutes) to allow plows to safely and effectively clear parking areas. Once your space is plowed, vehicles may return to their assigned spots.

Failure to move vehicles delays service, leaves icy conditions behind, and impacts the safety of the entire community. As a reminder, the snow removal procedure can be found posted in the shared documents in Appfolio.

IMPORTANT – Off-Site Parking During Winter Storms
Please note that The Most Precious Blood Church parking lot across the street is no longer available for parking during winter storms. The facilities management alerted the association that unit owners parking in the lot has made snow removal difficult over the past few storms. For unit owners that may want to park offsite, please be sure to check posted signage at any parking lot before leaving the car for the duration of the storm. Improperly parked vehicles may be subject to local enforcement or towing.

These rules exist to keep Longmeadow safe, functional, and accessible, especially during winter conditions. Thank you for your cooperation.

Message from our PM, as emailed:

Longmeadow Association December 22, 2025 Dear Longmeadow Unit Owners & Residents, Winter weather arrived early this year. In order to be prepared for the next storms sure to come, we have devised new procedures to make plowing our roads and parking spots more efficient.

Please be respectful of your fellow owners and aware of your responsibilities so our lots remain safe for all. Lotto Landscaping, our plowing contractor, will beep truck horns to alert unit owners as he comes through the complex.
Please listen for it and comply with the procedures below. Failure to follow them may result in icy roadways and parking spots. After each snowstorm that requires plowing, Lotto will plow the complex following the schedule below:
1. Plowing in the complex will begin on Greenwich Way (GW) • Once the main road of GW is cleared, they will begin to clear parking spots. • Unit owners on GW are expected to clean off their cars and move to an open section for 10-15 minutes to allow the plow to clear a large section. • Once your spot is cleared, you can move your car back into your spot. • Suggestion: Move vehicle(s) to the curb near your unit, and out of the way of the plow.

2. Once GW is completed, plowing will continue on Jackson Drive (JD) • Snow will be cleared on JD starting from the JD Visitor’s Lot to the start of Penn Common. • Once the main road of JD is cleared, they will begin to clear parking spots (starting with the JD Circle. Please do not park there ahead of time but remain in your designated spot.) • Unit owners on JD are expected to clean off their cars and move to an open section for 10-15 minutes to allow the plow to clear a large section. • Once your spot is cleared, you can move your car back into your spot. • Suggestion: Move vehicle(s) to open spots on Greenwich Way or the JD Visitor’s Lot when ready.

3. Once JD is completed, plowing will continue on Penn Common (PC) • Once the main road of PC is cleared, they will begin to clear parking spots. • Unit owners on PC are expected to clean off their cars and move to an open section for 10-15 minutes to allow the plow to clear a large section. • Once your spot is cleared, you can move your car back into your spot. • Suggestion: Move vehicle(s) to the curb in front of your unit, and out of the way of the plow.

4. Once PC is completed, plowing will continue on Salem Walk (SW) • Once the main road of SW is cleared, they will begin to clear parking spots. • They will start with the SW Circle (by the pool), followed by units in the two SW cul-de-sacs. • Front Units of SW will be next. • Unit owners on SW are expected to clean off their cars and move to an open section for 10-15 minutes to allow the plow to clear a large section. • Once your spot is cleared, you can move your car back into your spot. • Suggestion: Move vehicle(s) to open spots in the SW Circle/JD Visitor’s Lot, or to an already plowed spot on SW (leaving room for the plow to get through). Thank you Longmeadow Board of Directors

Cement got poured today, see the finishing touches on the patio replacements. The guys made a big cement-mixer-full truck of cement, and came here to pour the patios after pouring another job. No, tempting as it is, you can't put your initials or your hand print in the cement!
