❤️ Good Friends, Good Memories & A New Chapter

This is Fred. ❤️

Many of you know him. He has been a longtime friend of Bob’s—and over the years, he has become a friend of mine, too.

Fred is one of those people who is just fun to be around, kind, and always there when you need him.

So when Fred needed a new home, I was happy to help him.

Grateful, he decided on me —finding the right place for this next chapter of his life.

That is what I do best.

Fred wanted easy living.

No mowing.
No snow removal.
No worrying about maintenance.

Building new or buying an existing home?

It’s a question I’m hearing more and more, especially from people thinking about their next chapter.

And the answer isn't simply, “New construction costs more.”

The better question is:

What are you paying for today, and what might that save you later?

When you build new, you're getting new major systems, appliances, roofing, windows, HVAC, plumbing and more. You may have the ability to choose finishes that fit your lifestyle, and builder warranties can provide some additional peace of mind.

But upgrades can add up quickly, and the final price can be higher than you initially expected.

When you buy an existing home, you may get more house, an established neighborhood, mature landscaping and sometimes a great location for your money.

But you also need to look at the age and remaining life of the major components.

How old is the roof?
The HVAC?
The windows?
The water heater?
The appliances?

Those aren't just inspection questions—they are future expenses.

So rather than comparing a $450,000 resale home to a $500,000 new home and automatically choosing the less expensive one, I like to look at the total cost of ownership.

What might you spend on maintenance and replacement over the next 5–10 years?

And just as importantly, how do you want to live?

For some buyers, new construction may make sense because they want fewer immediate maintenance concerns and the benefits of new materials and systems.

For others, an existing home that has been well-maintained and recently updated may be the better fit.

There isn't one right answer.

That's where I come in.

I do the research with you so we can look beyond the pretty kitchen and the purchase price and consider the cost, condition, maintenance, lifestyle and your plans for the future.
