Out-of-state buyers keep asking me the same data question: is OKC actually still affordable?

Median price-per-square-foot in the greater OKC metro remains well below comparable growth markets. I track this monthly. The short answer is yes — but the window is narrower than it was two years ago, and certain submarkets have already repriced significantly.

I compared cash-to-close across three loan programs for a client this week — the gap surprised even me.

Conventional, FHA, and a seller-concession-heavy conventional structure produced three very different cash-to-close numbers for the same purchase price. The lowest required $6,000 less upfront with a nearly identical monthly payment. Most buyers never see this comparison because their lender only quotes one option.
