Atlanta buyers just got their leverage back.
If you sat out the last few years because every offer turned into a bidding war, the market you walked away from isn’t the market you’re walking back into. Georgia MLS calls it rebalancing, not retreating — and the data backs it up.
→ 36.4% of Atlanta listings sold January through July took a price change
→ Nearly 67% of sold listings closed with a seller concession
→ Median concession: $5,000
→ 22% of January’s under-contract homes were back on the market by July
That last one matters more than people realize. Deals are falling apart, and those sellers are motivated when the house comes back.
None of this means the market is in trouble. About 5,700 homes sold across the metro core in June, volume was up 4% year over year and topped $3 billion, and the median price landed near $420,000 — up from about $417,000 a year earlier. Healthy market. Different rules.
The buyers who do well this fall are the ones who show up fully underwritten and know what to ask for.
