I have seen a lot of home inspection reports in my career as a real estate agent since 2017, but none have impressed me quite like the meticulous reports Tony provides. My father was both a home appraiser and inspector—I’ve been trained to recognize thoroughness, attention to detail, and integrity. Because of potential conflicts of interest, my sellers and buyers have never used my father’s services throughout my career, and my father retired in 2021, so I’ve always sought out home inspectors who go above and beyond, just like he did—and just like I was taught to do myself.
When I contacted Tony for an inspection, I was in a unique position: my trusted inspector was on vacation, so I told Tony, “This is your tryout!” I’m known locally through 18 years of coaching volleyball in our county and surrounding counties as Coach Dani, and performance is everything to me—whether on the court or in real estate.

Did you know…?
This type of chimney design is called corbeling. If you see a home with the chimney coming through the top or apex of the roof it’s likely a 1900,s build.
But why put the chimney flue on an angle in the attic..?
Well as it turns out there were 3 primary reasons….
1) It was thought the chimney had to run through the roof at the ridge for structural reasons.
2) It was thought that it helped drafting of the furnace exhaust. But the most important reason..3) it was believed it kept out witches spirits…

Out on site getting ready and diving head first into a manufactured home’s crawl space. If you don’t like tight spaces and creepy crawly things between your legs and in your hair, you may not want to try this yourself.

I see many damp or even wet basements (standing water during heavy rains) here in Ohio; particularly with homes 50+ years in age. All is not lost and this can be corrected and your basement can be dry again. One method and one that may be the most economical is to install an interior trench and direct the water where you want it to go, vice seeping through the foundation and flooding your floors. There are many local basement water proofing companies, contact them and get your basement back, and possibly increase the value of your home in the process.

Give us a call if you think you'd like your home tested for Radon Gas. For homes with mitigation systems already installed, the EPA and the Ohio Department of Health recommends testing every two-years to ensure systems are continuing to mitigate properly.

You ever get a "not so pleasant smell" coming from your sinks? Check underneath, you may have an "S" trap installed. The pictures below give you a demonstration of a new construction house and the graphic explains how sewer gases could be backing up into your home. Ironically, the “S” trap is prohibited under the Uniform Plumbing Code throughout the United States; however, we still come across them often, even in new builds. The good news is, it's correctable, so call your plumber if you're having issues.
