One of the most expensive words in commercial real estate is:

"Assumed."

The buyer assumed the loading docks worked.

The buyer assumed truck access was adequate.

The buyer assumed functionality because the building had docks.

But truck maneuverability told a different story.

In industrial real estate, operational efficiency drives value.

If trucks can't access the building efficiently, the warehouse becomes significantly less desirable to tenants and buyers.

Before you buy a warehouse:

• Verify truck circulation
• Check dock positioning
• Measure maneuvering depth
• Understand trailer requirements

Because if you make the wrong assumption, you'll eventually pay for it.
