With the median price now hovering near $930,000, the annual income needed to compete is about $212,000—almost double the typical household income of $116,000. In the Bay Area, the bar is even higher, with a typical home price around $1.4 million. Homeownership here is starting to resemble a luxury, not a given.

As someone who’s spent over two decades guiding clients through the ups and downs of the San Diego market, I see firsthand how these numbers aren’t just headlines—they’re real roadblocks for many hardworking families. Saving more or moving farther from job centers can help some buyers, but the truth is, budgeting alone often isn’t enough to bridge the gap. The question of who California still works for has never felt more personal for so many.

Proposition 37: 17% Second Mortgage
There’s a lot of conversation these days about how first-time buyers can break into California’s market—especially when saving for a down payment feels impossible for so many. Proposition 37 is a new proposal aimed right at this challenge: it would offer a state-backed second mortgage covering up to 17% of the purchase price for certain newly built homes, so long as buyers can bring at least 3% down themselves. That, combined, gets families to the 20% threshold, with the primary mortgage covering the balance. The plan calls for up to $25 billion in revenue bonds, paid back through homeowners’ loan payments. This kind of down payment support could be a game-changer for families—particularly Latino households and others who can manage monthly payments but struggle to save that upfront cash. As someone who’s walked with clients through every stage of the buying journey, I know how real that hurdle is. On November 3, 2026, voters will get to decide if this program deserves a statewide test. Over my 20 years in real estate, I’ve seen that sometimes the smallest updates make the biggest impact—especially for those who’d rather avoid the mess of major projects. Simple changes like replacing air filters, sealing up drafts, installing a smart thermostat, swapping out cabinet k***s and outlet covers, upgrading to brighter or smart bulbs, or refreshing rooms with a coat of neutral or light paint can completely transform a space. These are the kinds of improvements I often recommend to help clients feel more comfortable at home—or prepare a property for sale—without the overwhelm. It’s all about making your home feel more inviting, while keeping things easy and stress-free.
