One of the biggest misconceptions about the VA loan is how long you actually have to live in the home. If you are planning to use your VA loan benefit, understanding occupancy rules is critical to staying compliant and protecting your investment.

Here is what every Veteran needs to know about the primary residence requirement:

1. The 12-Month Rule:
When you purchase a home using your VA loan, you certify that you intend to personally occupy the property as your primary residence. Generally, VA guidelines state that you must move into the home within 60 days of closing and live there for at least 12 consecutive months.

2. Active-Duty Deployment & PCS Exceptions:
We know military life is unpredictable. If you are on active duty and receive Permanent Change of Station (PCS) orders or deployment orders shortly after closing, the VA allows for valid exemptions. Your spouse or dependent children can also satisfy the occupancy requirement if you are deployed.

3. What Happens After the First Year?
Can you rent out your VA-financed home later? Yes! Once you have met your primary residence requirement (typically after living there for a year), life changes may require you to move : whether for a growing family, career change, or relocation. You are fully permitted to convert your primary residence into a rental property and even use your remaining VA entitlement to purchase a new home.
