Spring in Perth is beautiful. The property market? A little more complicated...

More listings, more competition, more emotion, and more pressure to move fast.

If you're buying this season, especially from afar, here's what you need to know before you start searching.

🏇 There’s something pretty special about country race days…

The Toodyay Picnic Race Day is one of those events that captures everything we love about country WA: community, beautiful surroundings, good people and that wonderful country lifestyle.

And it’s also a great reminder that your property goals don’t always have to fit neatly into a suburb or postcode.

Perhaps you’re dreaming of a tree change, looking for a country home within easy reach of Perth, wanting a weekend escape, or simply exploring what life could look like somewhere a little different.

Having lived the country lifestyle ourselves, we understand what makes these communities so special, and more importantly, what to look for when buying property with lifestyle in mind.

If Toodyay or the surrounding areas have ever crossed your mind, we’d love to have a chat.

Sometimes the first step towards finding the right property is simply talking through what you’re looking for. 🏡🌿

"What's a moment when you knew a property was the one before your client did?"

Caroline: For me it's always the small things. A buyer relocating from Esperance once walked into the kitchen and just stopped talking mid-sentence to look out at the garden. She didn't say a word for a good thirty seconds. I knew before she did. That silence is the tell every time.

Jules: For me, it’s often when a client starts asking the questions they wouldn’t normally ask. Recently, I was showing a client a home and they were picking it apart - questioning the layout, talking about what they would change and what they didn’t love. But then they started asking about the neighbours, the school run and how quickly they could settle. That was when I knew they were already thinking about what life there would actually look like. They just hadn’t said it yet.

We've learned to trust those quiet signals just as much as what our clients actually say out loud. It's one of the perks of doing this together, between the two of us, we rarely miss it.

Searching for the right property can feel overwhelming. Endless listings, endless decisions, and not knowing what’s truly worth your time.

That’s where we come in.

We take the time to understand what you’re looking for, then create a personalised shortlist of properties that align with your goals, lifestyle and plans.

Every property is reviewed through our local lens, looking beyond the photos to understand the opportunity, the location and the potential.

Less searching. More confidence.
A clearer path to finding the right property.

Most buyers see fresh paint and staged furniture. We see what it's hiding.

Caroline: Growing up regional taught me to read a property properly. Where the water sits after rain. What the orientation does to a place in summer. Whether that shed is actually functional or just there for show. Country living teaches you to look past pretty and ask what the land is really telling you.

Jules: I'm checking how a home lives day to day. Storage that actually works. Natural light at the hours a family will use it. The renovation shortcuts that look fine now and cost someone in five years. Premium finishes can hide a lot if you're not looking closely.

Two directors, two ways of reading a home. Between us, almost nothing gets past.

The thing that surprises people most? How quickly the stress lifts.

Not because the process is easy. It isn't always. But because they're no longer carrying it alone.

Someone else is attending the inspections. Someone else is reading the strata reports. Someone else is having the hard conversations with the selling agent so they don't have to.

Most of our clients tell us they wish they'd done it sooner. Not because of the result, though that matters too. But because of how different the whole experience felt.

That's what we're here for.

There's a version of the south-west that doesn't make it into the listings.

Properties that change hands quietly, between people who know people.

Jules has spent years building relationships in these communities. She knows which properties are worth the drive and which ones look better in photos than they do in person. She knows the agents, the streets and the stories behind the sales.

If you're looking for something in the south-west, whether it's a weekender, a permanent move or a long-term investment, this is exactly where Jules works best.

Send us a message and let's have a conversation.

Buying a property is one of life’s biggest moments, but settling in doesn’t always stop at settlement day.

We know that the first few weeks in a new home can come with a long list of questions... Who do you trust for repairs? Who can help with maintenance? Who are the local experts worth knowing?

Through our years of building relationships, we’ve created a network of trusted trades, specialists and local services we’re happy to recommend.

Because our role isn’t just about helping you find the right property. It’s about helping you feel confident, connected and at home once you’re there.

If you’re making a move, we’d love to be part of your journey.

Right now, our phones are running hot with a very specific kind of enquiry. Families who need to be in a particular suburb, for a particular school, on a particular budget, before enrolment deadlines close in.

If that sounds like you, here's the truth. School zone searches are some of the most time sensitive, competitive searches we do. There's no room for "let's see what comes up." You need someone who already knows that street, that catchment, and who's watching for the listing before it hits the portals.

This is exactly where a buyer's agent earns their keep. We're not just searching, we're already connected in the area, we know what's coming, and we know how to move fast when the right property appears.

If you're staring down a school deadline and a suburb you can't compromise on, let's talk. This is our busiest season for exactly this reason, and the earlier we start, the more options you'll actually have.

🌾 From the country to the city, or somewhere in between…

We love events like the Newdegate Machinery Field Days because they remind us just how diverse the WA property journey can be.

Having lived the country lifestyle ourselves, we understand that buying property isn’t always simply about finding a house.

Maybe you’re ready to swap the farm for a city base.
Maybe you’re looking for a Perth property for work or family.
Maybe you want a country escape or a holiday home.
Or perhaps you’re looking to make the move back to regional WA.

Whatever the reason, having someone who understands both the lifestyle and the property market can make all the difference.

We have helped buyers navigate property across all sorts of circumstances and locations, and we love nothing more than helping people find the right property for the life they want to live.

So if you’re heading to Newdegate this week, have a great day.
