That first pic is of a Cafe in Iglington Road in Glasgow.
I was on a Sunday morning walkabout, I think I walked 10km that morning. I popped in for a coffee and ended up staying for 2 hours, firstly talking to some punters and then the owner, taking for ages, exchanging life stories and putting the world to rights…..how often does that happen these days.

Unfortunately the last few times I’ve been past it’s been closed down, hopefully not a casualty of the pandemic and or cost of living.

It’s so easy to go to places and do what you’re there for and go. And if we visit places it’s the nice shiny places we visit.

For years where I/we go, I like to walk the area and if it’s a regular destination, I’ll walk as many different areas as possible to get to know the area.

Great thing about Scotland and Glasgow in particular is that everyone is so welcoming and approachable.

Completed …purchase of large country house with outbuildings and 65 acres of land with agricultural ties and forests in the Cotswolds.

The property was in a state of disrepair and we had it valued at £1.4m but our client negotiated a pp of £1m.

We provided a bridge @ 70% ltv.

Our client is a local investor/farmer will update the main house and easily sell it for more than £1.5m and pay off the bridge

Then he will look to get planning on the outbuildings and barns and create and additional 3 or 4 large detached 4 bed houses with several acres each and paddocks and sell them off

A brilliant deal for the client and a really good buy with lots of potential.

Costs vary but it just adds a further cost to your project.

What's a development loan & how does it work?

Development lenders will lend you up to a certain LTV to buy a site/property & also you provide with funds to cover 100% of the work.

We can arrange up to 75% of rhe PP & 100% of the works.

The funds to cover the work is a facility the lender will put in place for you or your contractor to drawdown on as & when needed depending on your build schedule & funding requirments.

Do you need to make monthly payments?

No, the interest for the loan is rolled up & paid at the end when you sell or refinance the units.

What kind of projects can be funded?

Anything from ground up new build houses & apartments to commercial to residential conversions & any project that requires structural work, so extensions, loft conversions, change of use & HMO conversions. We can fund almost any project that requires work.

Do clients have to be experienced?

No, we have lenders that will lend to clients with no experience.

4 months from having their offer accepted they still had'nt completed...

A simple refurb flip for our client who is an electrical contractor but carries out his own projects on the side.

We used a private lender so...

No valuations

No QS reports

No application forms

Just a site visit by the lender & legals instructed by the next day & guess what...

We completed in 3 weeks.

I always get asked, how can you get some deals completed quickly?

3 things...

Right lender

Lenders solicitors to be good

& most importantly & fustratingly the clients solicitor needs to know his arse from his elbow!!

Deals usually get delayed when...

Clients solicitors don't know what they are doing

Don't like responding or giviing updates

Spends more time bitching about the questions the lender is asking for rather than actually getting on with replying & sorting replies

Blames everyone else for the delays

Pi**es off on holiday without telling anyone or not putting someone on the file & letting my client, myself & lenders solicitors know who is working on the file on their behalf during their absence

Saying they have replied to a lenders enquiries or are working on the file when in reality they have done jack s**t

Quoting a client a fee then upping it because they realised they have to actually pull their fingers out of their behinds & actually do some work on this particular deal

Setting stupid dates for exchanges & long completion dates because they can't be bothered getting the deal done sooner... & sometimes it's literally just a bridge not a mortgage!

This list could go on but i'm sure you all could add to this long list of why most, not all... but why most solicitors are terrible, overpaid, useless, lazy s**tes...

I have 3 solicitors that I have worked with that I trust with my personal deals as well as my clients, always looking to add to that list but bloody hell it's a slow progress...

Enough whinging about solicitors...

Another succesful exit for one of our refurb loans.

We arranged a refurb loan for the property which our client bought in auction.

Purchase price was 200k

Refurb including rear extension under PD was 70k

The expected GDV came to 435k

We were able to fund 70% of the purchase price & 100% of the refurb costs with a refurb loan.

On the refinance, the valuation came in slightly under the predicted GDV of 435k & at 75% LTV the mortgage paid off the refurb loan with some spare change left over to put into the next project which is already in legals with another refurb loan from CFS.
