See why you need a lawyer when you want to invest in land or other property👉 "Brain Jotter: I invested over $100,000 in a real estate company’s offer in 2021. They promised me a 30% ROI and land as collateral, but I never got any property from them till today.
In 2021, after my YouTube earnings started growing significantly, I decided to invest nearly all my savings. I had accumulated over $100,000, which I converted into naira in stages. It came to roughly ₦60–70 million at the time.
I was approached by a company called Property Matchmakers. They seemed like decent, responsible people. They offered me an investment opportunity linked to Beechwood Estate.
The terms were clear. I would invest the money, receive land as collateral, and after 12 months, get a 30% return on investment. Alternatively, I could simply keep the land instead of taking the capital plus profit.
The deal didn’t sound unrealistically greedy to me at the time. 30% in a year didn’t feel like too much. I received a deed of assignment, but I didn’t involve a lawyer. Looking back, I was ignorant as hell and simply trusted them.
For the next couple of years, I didn’t press for the returns because I was busy working. Around 2023–2024, I became interested in developing the land. Whenever I approached the company, they asked me to wait, citing survey approval and the coastal road project.
By 2025, the situation began to look shady. I demanded either the physical property so I could perfect the documents and develop it, or a full refund. The company offered to refund my capital but proposed deducting a 15% penalty, even though the original promise was a 30% gain.
What hurts most is that in 2021, ₦60–70 million could have bought a solid house, but by now, the value of that money has been heavily eroded by inflation and the fall of the naira.
This is just my own side of the story with Property Matchmakers. I’m not even sure if they have changed their name since then.
Mine: Please be careful as a financially rising youth. As you’re struggling to become financially free, many investment scammers out there are watching you, looking for an opportunity to take some money from you because of your vulnerability.
Do your due diligence, involve professionals, verify documents, and never invest large amounts simply because you trust someone.
Trust should not replace a legal process of protecting your investments, or else you will have a long story to tell."
