Realtor.com’s 2026 forecast calls for a modest move toward a healthier, more balanced housing market. Their outlook includes: mortgage rates averaging ~6.3%, affordability improving (typical payment share around 29.3% of income), more inventory (+8.9%), and slightly lower rents (-1%).

Bottom line: not a dramatic reset — but a meaningful shift back toward balance.
