A buyer asked me:

“Should I wait? The Government is releasing so much land.”

Fair question.

But then I asked him something back.

Wait for what exactly?

Because here’s what’s interesting:

GLS supply increased almost 5x since 2020.

Private home prices still rose more than 40%.

So maybe the relationship between supply and prices isn’t as straightforward as most headlines suggest.

The real question is:

Will those future homes actually be cheaper than today’s homes?

Or will they become the new benchmark everyone refers to?
