A lot of buyers get attracted to apartments because of the lower purchase price and strong rental yields.
What often gets overlooked are the costs that come with them.
Large complexes with pools, gyms, rooftop spaces and extensive shared amenities usually mean higher body corporate fees, larger sinking funds and increased ongoing costs.
That's why I encourage buyers to look beyond the headline numbers.
When assessing an apartment, I generally focus on:
• smaller boutique complexes
• lower body corporate costs
• strong owner-occupier appeal
• quality locations
• limited competing supply
• opportunities to add value through renovation
The goal isn't just to buy an apartment.
It's to buy one that keeps holding costs manageable and gives you the best chance of long-term performance.
Understanding the full picture is far more important than chasing a cheap entry price or a high yield.
