Those few words can become very expensive in a property transaction.
Maybe the roof leaked during heavy rain.
Perhaps the inverter occasionally trips.
Maybe an alteration was made and youโre not certain whether it appears on the approved building plans.
Sellers sometimes worry that disclosing an issue will make their property harder to sell.
But hiding a known issue can create a far bigger problem later.
As property practitioners, our job isnโt to diagnose structural, electrical or legal problems. Our responsibility is to ask the right questions, record what the seller knows accurately, and recommend professional advice or inspections where necessary.
The Mandatory Disclosure Form is not there to make a property look bad. It is there to ensure that known information is properly disclosed and that buyers can make informed decisions.
A good property practitioner should never say:
โDonโt worry, nobody will notice.โ
Rather:
โLetโs disclose what we know, get professional advice where necessary, and make sure everyone goes into the transaction with their eyes open.โ
My approach is simple:

Disclose known information honestly.

Never minimise or make promises about something you cannot verify.

Recommend professional inspections or advice when necessary.

Deal with potential issues early, rather than allowing them to become problems later.
A property doesnโt have to be perfect to be sold.
But a transaction should always be handled with honesty, transparency and integrity.
