In our first full year as the KW Commercial National Advisory Team, we closed $48 million in transaction volume. It was an incredible milestone, but even more importantly, it proved what can happen when you put collaboration, relationships, and clients first.

Now, just halfway through 2026, we’ve already surpassed $34.4 million in volume across 48 transactions, representing 273,957 square feet in 42+ markets.

We’re well on our way to eclipsing last year’s total.

What I’m most proud of isn’t the volume—it’s the people behind it. This team is filled with professionals who genuinely care about serving clients the right way, sharing knowledge, and helping each other win. Being surrounded by that kind of talent has challenged me to become a better broker every single day.

I’m incredibly grateful to be a part of this team, thankful for every client who has trusted us, and excited for what’s ahead in the second half of the year.

“We usually let our attorney handle our lease negotiations.”

My response?

You absolutely should have an attorney.

A good real estate attorney protects you from legal risk by reviewing the language in the lease and making sure your interests are protected.

But here’s where many tenants miss an opportunity...

An attorney and a tenant representation broker serve two completely different roles.

A tenant rep is focused on the business deal:• Market rental rates• Free rent• Tenant improvement allowances• Expansion and contraction rights• Termination options• Operating expense negotiations• Overall lease economics

We’re in the market every day negotiating leases, touring buildings, and understanding what landlords are actually offering. That market knowledge can have a significant financial impact over the life of a lease.

Then your attorney takes the negotiated business terms and ensures they’re properly documented while protecting you from legal exposure.

The best outcomes happen when your attorney and tenant rep work together—not instead of one another.

Most business owners think the biggest lease negotiation is rent.

Sometimes it isn’t.

I’m representing a tenant right now whose rent was already below market, so we left it alone.

Instead, we negotiated something that could be even more valuable: a termination option.

The landlord happens to be a commercial real estate attorney, and from what we’ve seen, no other tenant in the office park has this level of flexibility because they negotiated directly with the landlord.

A lease isn’t just about what you pay each month. It’s about protecting your business if your plans change, you outgrow the space, or the unexpected happens.

The details buried in a lease can have a much bigger financial impact than a few dollars per square foot.

If your lease expires in the next 12–18 months, don’t wait until renewal to start the conversation.

There’s a situation unfolding in Owasso.

22 businesses in Owasso just got locked out of their own storefronts.

A methane leak shut down the Cornerstone Shopping Center — source still unconfirmed. Could be a natural pocket, could be an old abandoned well under the slab.

Either way, owners are hearing three weeks to a month before they reopen.

One owner already lost back-to-back Friday and Saturday. His biggest days. Gone.

And here’s what nobody thinks about until they’re standing outside a barricade:

Your lease decided this outcome months ago.

The protections that matter in a moment like this — rent abatement when the space is unusable, business interruption coverage that responds to a forced closure, a termination trigger if the space stays dark too long, environmental reps that put the property’s condition on the landlord — those get won at the negotiating table. Not after the gas comes up through the ground.

Most tenants sign the lease the landlord hands them and never read past the rent number.

Then the unexpected shows up, and the document gives them nothing.

So here’s the question worth sitting with:
