Since then, eight subsales have already been recorded. Seven of these achieved double-digit gains ranging from 13% to 21%, while one unit posted a 9% increase. Seven of the eight subsales involved three-bedroom units measuring between 980 sq ft and 1,109 sq ft, while the remaining transaction was for a 1,528 sq ft four-bedroom unit.

The most profitable condominium resale transaction recorded during the week of Jan 31 to Feb 7 was the sale of a 2,077 sq ft, four-bedroom unit at RiverGate on Jan 31. The unit at the freehold development on Robertson Quay was sold for $6.23 million or $2,999 psf. It had been purchased for $4.3 million ($2,070 psf) in September 2012. This means the seller raked in a gain of $1.93 million (44.9%) over a holding period of nearly 10½ years.

The seller of the 2,077 sq ft unit at RiverGate netted a 44.9% profit after it was sold for $6.23 million on Jan 31.

Private home prices in Singapore increased by 3.5% in 2Q2022, according to URA. This was slightly higher than the flash estimate of 3.2% released on July 1. The 3.5% q-o-q increase is significantly higher than 1Q2022’s 0.7% increase, according to URA data released on July 22. This brings the overall private home price increase to 4.2% in 1H2022.

New private residential sales for January 2023 show a rebound as developer sales (excluding executive condos (ECs) jumped 130% m-o-m to 391 units from just 170 units sold in December 2022, according to PropNex Realty.

The 268-unit Sceneca Residence at Tanah Merah Kechil Link was the best selling new project in Jan 2023, moving 57 units at a median price of $2,083 psf, and accounts for 40.2% of January’s new home sales figures.

The first 11 months of 2022 saw 6,981 new homes sold, based on URA data as of Dec 15. Most consultants are projecting new home sales to end the year in the range of 7,250 to 7,500 units. “It’s at the lower end of our forecast of 7,500 to 8,000 units sold for 2022,” says Ismail Gafoor, CEO of PropNex.

Despite the larger line-up of new projects slated for launch, most property consultants expect new home sales in 2023 to ring in at about 7,500 to 9,000 units
