Cincinnati Weekly Market Update: Activity on the Rise, Inventory Edges Down

New Listings & Pending Sales Climb 📈
New Listings: up 6.7%
Pending Sales: up 7.3%

Buyer and seller activity both saw a mild increase this week, showing steady momentum even as the season slows.
Market Time & Prices Hold Steady 💰⏳
Median Sale Price: $299,950
Median Days on Market: 10 days

Both pricing and pace remained unchanged, signaling a balanced and stable market environment.

Closed Sale Price Breakdown 🔄
22% sold above list price
17% sold at list price
61% sold below list price
Most homes continue to sell under asking, a trend that’s remained consistent in recent weeks.

Inventory Slips Slightly 🏠
Down 1% from last week

Cincinnati Mid-Week Market Update!

Last week saw modest gains in Listings and Sales, while pricing holds steady.

New Listings Up Slightly: Increased 3.6% from the previous week, showing an uptick in seller activity.

Pending Sales Also Rise: Up 3.9%, indicating steady buyer interest despite seasonal cooling.

Inventory Drops Slightly: Cincinnati inventory dipped slightly, the first weekly decrease in a bit. Overall though, inventory remains higher than this time last year.

Sale Price Distribution is holding steady: 24% of homes sold for over asking, 18% sold at list price, and 58% below list price. All of these are consistent with what we have observed over the past several weeks.

Overall, the Cincinnati market does remain balanced with modest improvements in both listings and buyer activity. While average price remains steady week-over-week, a majority of homes continue to sell below list price, giving buyers some negotiation room as we ease into the fall months.

- New Listings & Pending Sales: remain mostly unchanged from the prior week. Less than a ten unit difference in each category week-over-week.

- Days on Market: continues to move upward.

- Median Sales Price: lowered slightly, down to $291,251.

- The number of homes that sold at or above list price stayed similar, with more than half of homes continuing to sell for under list price.

✨ Takeaway: The market is holding steady overall, but buyers may start to see some relief with slightly lower prices and longer days on market.
