IF YOU'RE PLANNING TO INVEST IN LAGOS REAL ESTATE, STOP LOOKING ONLY AT WHERE PRICES ARE TODAY.

One of the biggest mistakes I see property buyers make is focusing only on:

“How much is land here right now?”

But serious investors should be asking a bigger question:

“What is likely to drive demand in this location over the next few years?”

Before I recommend a location, I pay attention to things like:

Accessibility — How easy is it to get there today, and how could that change?

Infrastructure — What's being developed around the area?

Population & demand — Who is likely to live, work or invest there?

Economic activity — Are businesses and developments moving in?

Government & private development — What's happening around the location?

Entry price — Are you entering at a sensible price relative to the area's potential?

And there's another question many people forget:

“Who will want this property from me in the future?”

Because appreciation isn't magic.

It is often driven by demand, accessibility, development and economic activities

These are much more intelligent ways to approach real estate investing.

If you had ₦5M available today, what would you do with it?
Keep it in the bank?
Start a business?
Buy land?
Buy a house?
Invest?
Or split it across different assets?

There is no universal answer but there is one thing I strongly believe:
You shouldn't put your money into an investment you don't understand.

Before I recommend any opportunity to a client, I want them to understand what they're contributing to, the tenure, the documentation, the conditions and what happens at maturity.

That's why I'm going to spend the next few weeks educating more people about real estate investment and how different investment structures work.

For example, the LandVest Cooperative Society currently has a minimum contribution of ₦1M, with 6, 12, 18 and 24-month options carrying stated dividends of 16%, 37%, 47% and 74% respectively

Don't just look at the percentage.
Understand the opportunity.
Understand the structure.
Then decide whether it fits your financial objective.

IF I HAD ₦50 MILLION TO INVEST IN REAL ESTATE TODAY, THIS IS WHAT I WOULD NOT DO.

I wouldn't rush to buy the biggest house I could afford.

I wouldn't buy land simply because someone told me, “This area will soon blow.”

I wouldn't put the entire ₦50 million into one property without considering liquidity, appreciation potential, income and my overall investment objective.

And I definitely wouldn't transfer millions of naira because a property looks beautiful on Instagram.

I'd first ask:

What am I trying to achieve with this money?

Capital appreciation?

Rental income?

Land banking?

A future home?

Commercial returns?

Or a combination?

Because having money to invest doesn't automatically mean you know where to put it.

Real estate is not just about buying property.

It's about making the right property decision for your particular financial objective.

That's one reason I believe you shouldn't simply ask a realtor:

“What property do you have?”

Ask:

“Based on what I want to achieve, what would you recommend and why?”

That's a completely different conversation.

And that's the kind of conversation I want to have with serious property buyers and investors.
