BEYOND THE HORIZON 11 | THE BEAUTY OF THE UNFINISHED

We all love a finished result, don’t we?

The beautifully styled room. Everything in its place. The cushions perfectly arranged and not a cardboard box in sight.

But I sometimes think the most interesting part is everything that happens before that final photograph.

The planning, the deliveries, the furniture that doesn’t quite fit where you imagined, the last-minute changes and the inevitable moment when you wonder how on earth it’s all going to come together!

I’ve certainly had a few of those moments.

And it’s not just property staging.

I think we can become so focused on getting somewhere, achieving something or reaching the next milestone that we forget there’s a whole lot of life happening along the way.

The messy bits. The learning curves. The little wins that nobody else sees.

Not everything has to be perfectly finished to be worthwhile.

Sometimes the most important things are happening while we’re still figuring it all out.

And perhaps there’s something rather lovely about that.

Because the process deserves a little appreciation, too.

£5,000 off the asking price? Or invest a fraction of that in professional property staging first?

It’s a question worth asking.

I often hear that property staging is “too expensive”.

But expensive compared to what?

When a property isn’t selling, the conversation can quickly turn to reducing the asking price.

£5,000 off. Perhaps £10,000.

Yet investing in how that property is presented can feel like an unnecessary expense.

Here’s where I think we need to change the conversation.

Property staging isn’t just about making a room look beautiful. It’s a marketing investment.

It’s about helping buyers connect with a property, understand how the space works and see its potential.

The right presentation can strengthen listing photographs, create a better first impression and give buyers more reasons to book a viewing.

And if professional staging costs significantly less than the price reduction you’re considering, surely it’s worth exploring first?

Of course, staging doesn’t guarantee a sale or a particular return. The asking price still needs to reflect the market.

But the true cost isn’t always what you spend.

Sometimes it’s what you stand to lose by doing nothing.

Before you reduce your asking price, let’s talk about whether staging could be a worthwhile investment for your property.

More than just a bedroom…

One of the things I love about property staging is showing people the possibilities within a space.

A bedroom isn’t always just somewhere to sleep.

It might also offer room to work, study, relax or simply enjoy a little space of your own.

And that’s where thoughtful furniture placement and styling can make a difference.

It’s not about filling every corner. It’s about helping buyers understand what a room could become and how it might fit into their lives.

Because sometimes the potential is already there. It just needs a little help being seen.

When you’re viewing a property, do you find it easy to imagine how you’d use an empty room?

Thinking of reducing your asking price? Before you do, consider this…

When a property isn’t attracting the interest you’d hoped for, reducing the price can feel like the obvious next step.

But before making that decision, I’d look at three things.

1. Are your listing photographs showing the property at its best?
2. Can buyers understand how the space works?
3. Does the presentation reflect the asking price and the buyers you’re hoping to attract?

Take this bedroom, for example.

It’s not just a bed in a room. The furniture, styling and little desk area help buyers imagine how they might actually use the space.

And when buyers have so many properties to choose from, those details matter.

Now, staging can’t fix an unrealistic asking price or change market conditions.

But it can change how a property is perceived, and that’s worth considering before making a potentially expensive decision.

Setting up a serviced accommodation? Nobody talks about THIS part…

Everyone loves the idea of a beautifully furnished property, ready to welcome guests and start generating income.

But what about everything that happens before that?

The endless sourcing.
The deliveries arriving on different days.
The missing items.
The flat-pack furniture.
The unboxing.
The mountain of cardboard.
The rubbish runs.

And that moment when you realise you’ve ordered everything except the kitchen bin!

Then there’s the actual styling, making sure every room feels welcoming, photographs beautifully and, most importantly, works for the guests who’ll be staying there.

All while juggling budgets, deadlines and trying to get the property earning as quickly as possible.

It’s a LOT more work than people realise.

And for property investors and serviced accommodation operators, time is money.

That’s where we come in.

At Horizons Property Staging, we take the sourcing, furnishing, installation and styling off your hands.

We know where to spend, where to save and how to create a guest-ready property without unnecessary expense or hassle.

Because your time is better spent growing your portfolio than wrestling with flat-pack furniture and making endless trips to the tip!

Monaco. A whirlwind visit, a packed schedule and a camera roll full of things that had absolutely nothing to do with why I was there!

A flying visit for work, but naturally I couldn’t resist taking in the architecture, beautiful interiors, the harbour and all those little details that make Monaco, well… Monaco!

I’ve spent much of my life travelling, but I still love arriving somewhere and finding new things to admire.

And while I was busy in Monaco, things were ticking along back home too.

A property being de-staged, quotes being prepared, a site visit to organise and plenty of conversations about upcoming projects.

Not to mention a rather exciting new adventure quietly taking shape behind the scenes… but more on that another day!

It’s funny how life can take you in so many different directions at once.

I’m learning that building a business isn’t always about being in the room for everything. It’s about putting the right people and systems in place, trusting the process and keeping things moving wherever you happen to be.

A little bit of Monaco, a lot happening behind the scenes, and plenty to look forward to.

BEYOND THE HORIZON 10 | ECHOES OF WHAT CAME BEFORE

I’ve always had a soft spot for buildings with a bit of history.

So when we staged one of the properties at the former Whitley Bay Police Station, I couldn’t help having a proper look around.

And there were some beautiful details.

The original wooden banister, carefully restored. The craftsmanship in the staircase. Even the old Interview Room sign, still there as a little reminder of the building’s previous life.

I love that.

There’s something quite special about seeing a building given a completely new purpose while still holding on to the details that made it what it was.

And I think that’s what I appreciate most about this development.

Blue Rock Homes have brought a new chapter to a building that has been part of Whitley Bay’s history for years, without completely erasing its past.

Our part was simply to stage one of the finished properties for sale, but I really enjoyed seeing the care that had gone into the wider development.

Because not everything beautiful has to be new.

Sometimes it’s the things that have been there all along that give a place its character.

A new chapter doesn’t have to erase the ones that came before it.

Colour is one of the quickest ways to change how a room feels.

Before someone has consciously taken in the furniture, the artwork or the styling, they are already responding to the overall mood of the space.

Blue can feel calm and confident.
Yellow brings warmth and energy.
Neutral tones around them stop the room feeling too busy.

That balance matters.

When I am staging a property, colour is never there just because I like it.

It has a job to do.

To catch the eye.
To create a feeling.
To make the room memorable.
And to help the photographs stand out when buyers are scrolling through listing after listing.

The aim is not to overwhelm the property.

It is to give it enough personality that someone remembers how it made them feel.

What do you notice first in a room: the colour, the furniture or the overall feeling?

“She fell in love with it when she viewed.”

That was the message I received after we staged Springwell for sale.

And really, that is the whole point.

Staging is not simply about making a property look prettier.

It is about helping buyers connect with the space, understand how it can work for them and start imagining themselves living there.

The finished photographs are important because they are often the first introduction a buyer has to a property.

But the real test comes when they walk through the door.

Does it feel inviting?
Does it feel memorable?
Can they picture their life there?

Springwell went under offer quickly, and hearing that the buyer had fallen in love with it was such a lovely reminder of why presentation matters.

If you have a property coming to market and want it to stand out from the competition, get in touch.

And if you were the buyer, which version would make you want to see more?
