JUNETEENTH FREEDOM DAY
Aloha everyone,

Juneteenth it is celebrated on the anniversary of the order, issued by Major General Gordon Granger on June 19, 1865, proclaiming freedom for slaves in Texas. Originating in Galveston, Juneteenth has since been observed annually in various parts of the United States, often broadly celebrating African-American culture. The day was first recognized as a federal holiday in 2021, when President Joe Biden signed the Juneteenth National Independence Day Act into law.

In State of Nevada, Governor Joe Lombardo signed a bill on 6/08/2023 making Juneteenth a state holiday, recognizing the end of slavery in the United States.

“I’m proud that Nevada will now recognize this holiday on a state and federal level,” Lombardo said in a statement.

Assembly Bill 140, sponsored by Assemblywoman Claire Thomas, will designate June 19 as the holiday and require state, county and city offices to close.

As we head into this Memorial Day Weekend, I would like to share with you some inspiration.
Pray everyday for the strength to see beyond the people that put you down, laugh at your dreams or talk s**t about you when you voice your vision!
Success is not about the critic it is about YOU the champion that stays in the battle and finishes the game!
Forget trying to impress anyone or trying to fit into someone else’s perception of you!
You have to rise up over the black clouds to see the sun!
Give your goals the respect they deserve!
Make your dreams your calling card and for those that don’t support them salute them with your Success!
People pursing their dreams need to hear the truth that sometimes it is hard to continue, it can be tough to finance your dreams and the naysayers love to see you fail! You have to rise above the noise pollution of your haters and stay the course! Always remember the following:
Persistence + Failure = Success
It is OK to reach out for help! The greatest success stories in the world all received help from other leaders!

With the federal funds rate remaining in a target range of 3.5% to 3.75%, here’s what you can expect to see happen to various borrowing and savings rates.
Mortgage rates
Fixed mortgage rates, on the other hand, don’t directly track the Fed but typically follow the lead of long-term Treasury rates.
Concerns about how the Iran war will impact the U.S. economy have already pushed the average rate for a 30-year, fixed-rate mortgage up to 6.38% as of Tuesday, from 5.99% at the end of February, according to Mortgage News Daily.

If mortgage rates decreases, more buyers will enter the market competing to buy and lock in mortgage rate before mortgage rates move back higher. And with low inventory, home prices likely to stay high and/or rise and with more buyers competing, there may also be some bidding wars in some markets. buyers
Now can be a good time to buy! Don’t wait until more home buyers enter the market. More competition in a low inventory market means you may end up in bidding wars. So, don’t wait until more home buyers or renters enter the market. With less competition is where you can often negotiate with better terms and contingencies with the seller.
