More than twenty years ago, I started my career as a lawyer.

That’s when I decided I wanted to do things differently.

I wanted people to feel safe, to understand every step, and to know they’re not alone.

That’s how Caring Legal was born, a law firm where every contract means more than just paragraphs.

And today, after years of working with expats, real estate agencies, and individual clients, it’s time for the next step.

I’ve always been close to real estate. It has always fascinated me how much our homes and living situations influence our lives, not only legally but personally too.

For a long time, I’ve dreamed of offering my clients truly comprehensive services, from the first legal consultation all the way to the final sale or purchase of a property.

And now, everything has finally come together.

⁉️Do I need a lawyer when buying a property? ⁉️

Here are **5 clear reasons why a property buyer in the Czech Republic should hire an independent lawyer — even when working with a real estate agent and a mortgage broker:**

1️⃣ The lawyer protects *only you* — not the transaction

A real estate agent’s goal is to complete the sale.
A mortgage broker’s goal is to arrange financing.

A lawyer, on the other hand, represents **only your legal interests as the buyer**.
They are not motivated by commissions or deal completion, but by protecting you from legal and financial risk.

2️⃣ Contracts are often written in favor of the seller

In practice, purchase contracts and reservation agreements are very often prepared by:

* the seller’s lawyer, or
* the real estate agency.

We had a nice zoom meeting this morning about sale and purchase of property.

There were also questions about renting from the side of a tenant about heating. :) We also dealt with damages on the property that were not found out before purchase and show up only now.

It is always inspiring as you listen to questions of the others and listen answers for them. So you have answers that you would not even expect. Also sharing experience with others is possible and very welcome.
