Padel did not start in a club. It started in a private garden in Acapulco in 1969, because there was not enough space for a tennis court.

Fifty-seven years later it is played in more than 150 countries, and it is turning up again where it began.

We looked at the homes in our collection with both a tennis court and a padel court. There are fewer of them than you would guess.

The rarest courts in luxury real estate are the ones with a roof over them.

Indoor courts are 2.5% of our portfolio, four homes out of 163. A court under a roof needs a footprint most estates cannot spare and about forty feet of height, which is why so few get built. What it gives back is a season that never closes, and a room that turns into basketball, squash, or an event on the days nobody wants to hit.

Starting from a blank site. Red clay, sunk into the landscape. A pavilion between the court and the pool. A gym that looks onto the baseline, and covered seating at the net so nobody has to walk anywhere between points.

The details that rarely make the photographs: where the ball machine lives, how players get clay off their shoes, where a coach sits.
