One of my cute followers suggested that I get a St Joseph’s statue to bury in my yard to help sell my house. This was my first time hearing about this and I’ll try anything at this point!

It said to bury the statue upside down, and facing your home, and say this prayer out loud:

“Dear St Joseph, head of the most perfect household, foster father of Jesus and guardian of his mother Mary. I confidently place myself and all my concerns under your care and protection. I need your help now. I wish to sell this house quickly, easily, profitably and I implore you to grant my wish. By bringing me a good buyer, one who is eager, compliant and honest and by letting nothing impede the rapid conclusion of the sale. Amen.”

Now we wait. 🙏

I’m really terrified of beautiful homes and luxury cars 👀

08/05/2026

They’re not bad people. They just want top dollar. And sometimes that means hiding a few things in plain sight.

1. That ‘fresh paint’ smell?
It might be covering up water damage... and yes, that often means mold.

2. The AC is blasting.
Not for comfort... but to hide humidity issues.
If it feels like a fridge, ask HOW OLD the system is.

3. Sticky doors or foggy windows.
That’s not “just old house vibes” that’s moisture and possible foundation shifting.

4. Ceiling stains or patched spots. In California? That screams roof problems or past leaks.

5. The yard looks AMAZING... but check the grading. If water flows
toward the house = future flooding
issues.

6. Strong air fresheners or candles everywhere... Big red flag. Could be hiding mildew, pets, or worse.

California homes are a different game. If you don’t know what to look for, you could buy a problem... not a house.

This is exactly what I look for when I walk into a Showing 🏡

Ever wonder when parts of your home will likely need repairs or replacement? 🏡

If you’re a homeowner — or planning to become one — it’s smart to understand the average lifespan of common home features and systems so you can budget ahead and avoid surprises.

Here’s a quick homeowner maintenance guide ⬇️

🎨 Paint & Exterior Sealants: ~5–10 years
💨 🔥 Smoke & Carbon Monoxide Alarms: Replace every 10 years (test regularly)
🧺🧼Dishwashers & Washing Machines: ~8–15 years
🛁Water Heaters: ~8–12 years
🥶 🥵 HVAC / Air Conditioning Systems: ~10–20 years
👞 Carpet: ~8–10 years
👟 Vinyl Flooring: ~10–20 years
🪵 Wood Decks: ~10–15+ years depending on maintenance and weather exposure
🏠 Roofing & Gutters: ~20–30 years depending on materials and upkeep

⚠️ These are general estimates only. Actual lifespan can vary based on maintenance, installation quality, climate, usage, and materials.

Planning ahead for maintenance and upgrades can help protect your home’s value — and your wallet.

Most people focus so much on getting the house…
that they don’t always know what to do after closing.

And those first few days matter more than you think.

There are a few things that are much easier (and often more cost-effective) to handle before you fully move in ⬇️

Changing locks, deep cleaning, and replacing filters aren’t just preferences…
they’re about security, air quality, and starting fresh.

Then there are the things people often overlook:
➡️ Knowing where your water shutoff, gas shutoff, and electrical panel are
➡️ Keeping your inspection reports and important documents easily accessible
➡️ Filing for property tax exemptions, like the Homeowners’ Exemption in California (if eligible)

Quick example:
If you qualify for and file the Homeowners’ Exemption in California, it can provide property tax savings—but you do need to apply and meet eligibility requirements.

It’s a small step…
but it can make a difference over time.

Every home and situation is different, so it’s always best to verify details with your local county assessor or a qualified professional.
