It’s That Time of Year for a Springtime Top Down Tip!!!

Top Down Order of Operations??? Yep!!!
It’s a fantastic rule of thumb for planning your Exterior Projects to get your Home’s Spring Back in It’s Step!! If you are planning one or more exterior projects to complete in April, make sure you plan according to my OOOPS List - Order of Operations That Is!!

Order of Operations is an incredibly important strategy when tackling your Home’s Exterior Refreshes or Renovations. If you are going to be investing in your home’s ultimate Curb Appeal - then make sure you are starting from the Top Down before you waste your money and your precious time.

If you have recently checked out or had your Home’s Exterior Inspected (super proactive and smart if you have not since you purchased your home) then you are set for tackling a one or two off project. However, if you know you need to maintain and refresh your abode’s outermost impression - then Please, Oh Please, Take It Top Down!!

1. Roof & Gutters
2. Windows & Doors
3. Pressure Washing & Painting
4. Hardscaping & Landscaping

This Order of Operations will ensure that neither your contractor’s nor your handy work, will wreak havoc on any of your already completed projects. Eliminate the Uh Ohs with OOOPS! Now that’s STAGED ENVY®!

It’s that Time Again for a Seriously Important Reminder!Daylight Saving Time Beginning on Sunday, March 8th Could Save Your Life!! Why? Because the beginning and ending dates for Daylight Saving Time are great days to remember to check the batteries and functionality of your Smoke Detectors - and not just one or two of them - ALL OF THEM!!

Batteries should be replaced every six months. And, if any of your Smoke Detectors are 10 Years old or older - REPLACE THEM!! Do not just test them! Carbon Monoxide Detectors need to be checked for functionality as well and should be replaced every five years.

Smoke detectors are one of the first things that I look at in homes when I am conducting a Staging Consultation. They are a great indicator as to whether a detailed maintenance plan has been established for that particular home.

IF THEY LOOK YELLOW - THEY MUST GO!!

It is such an important maintenance item that it has always been included in my Get STAGED ENVY® Checklist. You Cannot Stage Safety - But You Can Stage a Practice Emergency Escape Plan!

You’d never use your Holiday Card photo for your Professional Headshot - Right?! That’s the perfect example of why your Listing Pics should not reflect Santa’s Workshop. So, it’s time for Don’t Get Your Tinsel in a Tangle Part Two!!

I’m feeling festive this week and ready to celebrate the holidays - but I’m still helping homeowners with their prep for Professional Listing Photos that will be taken in the next two weeks. These homeowners are totally on board with a Less is More approach this year when it comes to Holiday Décor and I am thrilled about that!

Of course, if you must, you can have that tree or other decorations (in keeping with whatever Holiday you are celebrating) but do keep in mind that it is preferred to leave them out of professional photos. Homes are currently sitting on the market a bit longer - and holiday photos will definitely date your pics in January or February. Also, appealing to a Greater Number of Prospective Buyers is the Goal - and not everyone celebrates Your Holiday!

And, last but definitely not least, what you consider to be Less is More - May Not Be Less! Distracting from your home’s best features is the opposite of the goal!

Of course, many Professional Real Estate photographers will delete or edit items from their pics. However, don’t let that be your go ahead, to go ahead and create an Ugly Christmas Sweater of a House! Don’t Get Your Tinsel in a Tangle!!

This is one of my very favorite Home Staging Tips of the year - it’s also one of the most important if you want to appeal to the largest number of potential buyers!! We all know the market has completely changed from the frenzy of the past few years. The length of time homes are sitting and waiting for offers has increased. So, it only makes sense that dating your professional photos with holiday decorations will not be a good look online in January or February!

If You are Selling Your Home During the Holidays - You Can Simply Deck Your Halls!!! Going overboard with all things glitter and sparkle is definitely a mistake - Most Especially for Your Professional Photographs! Just like too many accessories and furniture can be a hindrance when selling your home at anytime of the year, too many decorations during the holidays will distract from what buyers are looking for - the house itself!

As a Realtor and a Home Staging Professional, I will always recommend refraining from holiday decorations before your professional photography - and that’s what your Realtor and Stager should be recommending! If you absolutely must decorate for your seasonal celebration - after professional photography- keep decorating close to the actual holiday, keep it simple and stick with clean and crisp colors of nature like creams, whites, greens and natural wood tones.

Did You Fall Back to Safety this Weekend? Well, if you forgot yesterday, make sure you do it this week. It’s Seriously Important!

August 2025 is Extra, Extra Awesome! Do You Know Why? There are 5 Full Weekends in August this Year!! So if you’ve been busy running the roads this Summer for all the activities, fun and travel - here are some Words of Wisdom on how to make your September Splendidly Smooth!

August is the perfect month to plan, schedule and tackle all of those indoor projects that you don’t want to be stuck doing when you could be enjoying the great outdoors during Splendid September!

You have Five Full Weekends this August to sprinkle a bunch of little projects, a couple of medium sized projects or one big beautiful refresh - but trust me, if it’s not on your calendar - it’s probably not going to happen!

The days during the month of August are typically referred to as the “Dog Days of Summer” - when temperatures and humidity soar and storms are abundant. So, if you find yourself staying indoors more during August then you did in June or July, make great use of that time to accomplish interior tasks before Fall landscaping, garage clean up, window/pressure washing and exterior painting need to be completed.

Entryways and Mudrooms take a beating all year long, so it’s probably time to regroup after all the Summer activities have left a trail of “souvenirs” in your path. Starting Autumn off with a cleared out Mudroom will help keep the daily essentials clutter contained on one spot!

Exercise and Yoga Rooms can become just a closet full of everybody else’s stuff - especially when the kiddos are still on Summer Vacay! So when summer outdoor activities and vacations wind down and you want to get back to your exercise space, make sure it is set up for your success!

The same is true for your Home Office Space/Study Space. If it hasn’t been invaded by your kiddos, then you’ve probably been too busy having all the Summer Fun to keep it in great order - now is the time to get on that!

Last week we got real - this week we get deep!
Deep into how you can avoid major paint mistakes before your project even begins.

Let’s review the first six questions from last week because they determine whether I will conduct a paint color consult with a client. It’s so very important that you think about and answer every one of these questions before moving forward - otherwise, trust me, no good can come from it.

1. Who is your contractor? (or, is it you?)
2. What are you painting? (Interior/Exterior)
3. When is your project timeframe? (Preferred)
4. Where is your home located? (Region/Style)
5. Why are you painting? (Purpose of Space)
6. How will you decide on colors? (Palette)

So, this is where the color really meets the canvas with my Let My Pain Be Your Gain statement. It’s where we really stir up the conversation.

I developed and refined these 14 questions over years of working with clients, who struggled to get the results they desired because they wanted to rush through their project and they assumed, “It will be just fine.” Well, I’m here to tell you - everything was not always fine.

Here are my final 14 foolproof questions that I ask every one of my paint color consultation clients and their contractors, before I get started specifying colors. They are imperative and my guidance, depending on your answers, will help you avoid disappointment and achieve perfect paint projects every time!

7. How will the painted space(s) be used?
8. Who will be using the space(s)?
9. What time of day is space typically used?
10. Are you planning to make other changes?
11. What is your preferred style?
12. What is your preferred color palette?
13. When will we consult with your contractor?
14. Which paint brand base does your
contractor prefer?
15. Do they color match across brands?
16. Are you willing to sample paint colors?
17. Will your contractor order custom color?
18. How do and your contractor feel about
prepping walls and primers?
19. How long will your contractor take to
complete your project?
20. Do you have a contingency plan if your
project takes longer than you expected?

Once we have all 20 questions answered and out of the way - Let’s Get Rolling & Paint!
