No Vers threshold has been set yet — but the debate is already here. 11.5% of Singaporeans 65+ live alone. As ageing HDB estates near lease-end, how much say should each owner get in redevelopment? 🏠

I came across this article in The Business Times today and thought… “Ah… so this is what adaptive reuse is all about.” 🤔

Basically, it’s about giving an older building a new purpose instead of automatically demolishing it and starting from scratch.

So I did a little digging and found something quite interesting.

Singapore has actually been encouraging the rejuvenation of older buildings since 2019, through URA’s C*D Incentive Scheme and Strategic Development Incentive (SDI) Scheme.

The schemes were updated in 2022, and in 2025, the latest version — C*DI 2.0 and SDI 2.0 — introduced stronger sustainability requirements.

One of the things developers now have to consider is whether existing buildings can be retrofitted and adapted for reuse, instead of simply demolishing and rebuilding.

So, in simple terms:

Old approach:
Demolish → Rebuild

Another possibility:
Retain → Reuse → Rejuvenate

Of course, this doesn't mean every old building should be preserved. The condition of the building, planning requirements and economics still have to make sense.

But I found this quite interesting.

With Singapore having limited land and an ageing building stock, could adaptive reuse become a bigger part of our property landscape?

And that brought me back to the article — perhaps this is something we're going to hear a lot more about.

Have you come across “adaptive reuse” before?

July saw a strong rebound in the HDB resale market, with 2,660 transactions—the highest monthly resale volume of 2026. Interestingly, despite more homes changing hands, resale prices dipped 0.7%, suggesting buyers are becoming more price-conscious and sellers are adjusting expectations.

This could indicate a healthier balance between supply and demand, with more deals being concluded at realistic prices.

Higher transaction volume with slightly lower prices may be good news for genuine homebuyers.

Do you think this is just a temporary correction, or is it the start of a more balanced HDB market?

Resale flat transactions increased by 24.5% month-on-month to 2,660 transactions, the highest monthly resale volume recorded so far in 2026.

Some of you may recognise this video.
Yup... you have seen it before.
But this is my very own 🎬 "Director's Cut". 😉
It's an improved version of one I shared before
This time, it's longer, smoother, and tells the story better.

What many people don't see is that some of the scenes came from AI clips that I almost scrap away. At first, I thought they were mistakes. The camera angle wasn't right. The movement wasn't perfect. It wasn't what I had imagined.
But instead of deleting them, I looked at them again.

With a little editing, different pace and timing, and the right sequence, those "imperfect" clips found their place. They became part of something much better.

It made me think about people too.
Not everyone will understand what we want right away. Not everyone can deliver exactly what we imagine.
But when we communicate, guide, encourage, and appreciate each person's strengths, we often end up with something better than we expected.
Maybe perfection isn't about having everything right from the start.
Perhaps it's about seeing potential where others only see flaws.

More than a video, it's a reminder that every step forward begins with a willingness to learn and accept change.
Whether it's AI, work, or life, every mistake teaches us something. And sometimes, what we almost gave up on becomes the very thing that makes the final result special. 😊

People sometimes ask me,

"Why do you post so many AI-generated videos?"
"As a realtor, why don't you just do what most agents do—talk to the camera, share listings, and tell stories?"

To be honest, I admire many agents who do that really well.
For me, though, this journey has become something more than creating content.

If you watch the video in this post, you might think it's about a property.

In reality, it's about something much bigger to me.
It's a reflection of my commitment to keep learning.

Every scene you see is the result of hours spent exploring new tools, testing ideas, making mistakes, and trying again. What looks like a short video is actually the outcome of countless lessons learned behind the scenes.

I believe that if I expect my clients to trust me with one of the biggest financial decisions of their lives, then I should never stop investing in myself.

The world is changing. AI is changing the way people learn, communicate, and make decisions. I may not know exactly what the future of real estate marketing will look like, but I do know I don't want to stop growing.

Not because I want to be the first.
Not because I want to stand out.
But because I want to be better equipped to serve every client who places their trust in me.

Technology will never replace sincerity, empathy, or honest advice.
Those will always be the foundation of what I do.

But if learning new technology helps me explain complex ideas more clearly, communicate more effectively, and create a better experience for my clients, then I believe it's worth every late night and every failed attempt.

I'm still learning.
Still experimenting.
Still improving.
Because the future will keep changing.

My commitment is simple: to keep learning, keep growing, and keep finding better ways to serve the people who place their trust in me.

❓️Could inflation cost you more than a higher property price?
💡Here's why every homeowner should pay attention.

When people think about buying or owning a home, they often focus on the purchase price. But over the years, the total cost of ownership can have an even greater impact on your finances.
Inflation influences everyday living expenses, renovation costs and, over time, financing conditions.
That's why MAS continues to keep a close watch on inflation and global economic developments.

🎯 The goal is not to time the market perfectly. Rather, it is to own a home with confidence, knowing your finances are prepared for different market conditions.

🏡 For Buyers
Don't just ask, "Can I afford the purchase price?"
Also ask, "Can I comfortably afford to own this home over the long term?"
Look beyond the purchase price and consider the total cost of ownership, including renovation, monthly mortgage, maintenance and day-to-day living expenses. A move-in-ready home may sometimes offer better overall value if it helps reduce renovation costs.
Most importantly, leave yourself sufficient financial buffer so your home remains affordable even if interest rates or living expenses stay elevated.

🏠 For Sellers
Today's buyers aren't just comparing asking prices. They are also thinking about the cost of owning the home after they collect the keys.
Homes that are realistically priced, well-maintained and move-in ready can stand out because they help buyers avoid additional renovation costs and uncertainty.
Positioning your property around overall value, not just price, can make it more compelling in today's market.

Thinking of buying or selling? Let's build a property strategy that's right for you, not just today's market. Let's connect.

Termites in a nearly new condominium? 🐜
The story isn't just about pests - it's more about what every new homeowner should know.

💬 Perspective
The report on termite infestations at The Tre Ver is understandably concerning for affected homeowners. But beyond the specific issue itself, it also reminds us that owning a newly completed home doesn't end when you collect the keys.
The first year of homeownership is an important period to inspect your unit carefully, report defects promptly, keep proper records and follow up on rectification works while you're still within the Defects Liability Period.
For anyone considering a new launch, this is a reminder that choosing a home goes beyond location, layout and price. Understanding a developer's track record, after-sales service and commitment to resolving defects can be just as important in shaping the homeownership experience.

Buying a new home isn't just about making the right purchase - it's also about protecting your investment after key collection. Staying proactive during the Defects Liability Period can make a significant difference if issues arise.
