◾️Multifamily: Landlords hold pricing power due to severe housing shortages in Southern Westchester. Effective rent growth exceeded 3%. The residential pipeline sits at 2.3% of stock, down from an 11% peak in 2023.
◾️Retail: Market performance outpaced national averages across the retail sector.
◾️Industrial: Market conditions moderated due to weakening supply-demand trends and lower warehouse speculation.
◾️Office: Demand outpaced supply in Q2 2026, showing positive absorption. Asking lease rates stabilized as overall market headwinds began to weaken.
