🔥 I've been in non-life insurance long enough to have heard every reason for not having fire insurance. And I say this with full empathy: most of these reasons are completely understandable — and completely fixable.

💭 "It won't happen to me."
The Bureau of Fire Protection recorded 4,092 fire incidents in just the first 3 months of 2026 — a 28% increase from the year before. The vast majority happened in single-family residential homes. Every single one of those 4,092 families once believed the same thing.

💭 "It's too complicated to arrange."
It is genuinely not. Getting a fire insurance policy takes one conversation with me and typically 24 hours to complete. I handle the paperwork. You handle the premium payment. Done.

💭 "I'll do it next month."
Fire does not wait for next month. The BFP has documented repeatedly that fires double in size every 30 seconds. By the time you think "I should have gotten insurance," the damage is already done.

According to Ayala Land's 2026 Market Outlook, the factors that now define property value in the Philippines have fundamentally shifted. The new drivers are connectivity, sustainability, and quality of life — not just geographic address.

Here's what that means in practice:

💻 Hybrid work changed where people need to live — If you work from home 3 days a week and commute twice, you no longer need to live beside the office. You need a good home, strong internet, and a manageable commute when required. This is unlocking demand in areas 30–60 minutes outside Metro Manila.

🛣️ Expressway access is the new "near Makati" — A house in Cavite with CALAX access, or in Bulacan with NLEX, now offers genuine quality-of-life advantages over an apartment in a congested inner city. Travel time, not address, is what matters.

Lobien Realty Group's July 2026 mid-year briefing confirmed that the total country residential price index grew 4.5% YOY. This is real appreciation, happening even as market sentiment has been cautious. If you're waiting for prices to drop before buying — the data suggests you may be waiting for something that isn't coming.

🏙️ 74,000+ — Unsold condo units in Metro Manila
According to IQI Global's July 2026 report, there are currently between 74,000 and 75,300 unsold units in Metro Manila. But — and this is critical — only about 3,600 new condo units per year will enter the market from 2026 to 2028. The surplus is being absorbed. The buyer's window is genuinely narrowing.

💼 52% — IT-BPM's share of Metro Manila's office market

🔥 I've been in non-life insurance long enough to hear every excuse for not having fire insurance. Most of them are based on myths — and believing them can cost your family everything.

Let's bust the six biggest ones:

❌ MYTH: "My landlord's insurance covers me"
✅ FACT: Your landlord's policy covers the building structure. Your furniture, appliances, clothing, electronics, and your personal liability? Those are your responsibility. You need renter's or contents insurance.

❌ MYTH: "Fire insurance is too expensive"
✅ FACT: For a mid-value Filipino home, fire insurance typically costs ₱2,000–₱8,000 per year. That is less than ₱700 per month — to protect an asset worth millions. The math is not even close.

❌ MYTH: "It automatically covers typhoons and floods"
✅ FACT: Standard fire insurance covers fire and lightning only. Typhoon, flood, storm surge, and earthquake require a separate endorsement called Acts of Nature. In a country that faces 20 typhoons per year, not adding this is a critical mistake.

❌ MYTH: "Fires only happen to poor communities"
✅ FACT: BFP 2026 data shows the majority of structural fires hit single and double-family homes across all income levels. Electrical faults, overloaded circuits, and old wiring don't check your bank balance before igniting.
