Headline: 🚨 URGENT: Our Neighborhood Could Change Forever
Hi Neighbors,
I recently received a letter regarding a proposal by the City of Mason City to rezone the agricultural field directly behind the Adult Softball Diamonds (running south from Monroe Ave toward the IOOF Home and the Bushel Boy area).
The proposal is to change this land from Agriculture to Open Industrial District (Z6-O).
What is "Open Industrial" (Z6-O)? According to city definitions, Z6-O is the heaviest industrial classification. It is designed for "large-scale, high-impact projects" and "relatively self-contained and isolated facilities".
Why this is a major concern for us: The Z6-O designation allows for developments that have a "moderately high or higher" potential for creating nuisances or hazards. If this passes, our neighborhood could face:
Heavy Industrial Functions: Potential uses include manufacturing, warehousing, freight terminals, and agribusiness facilities.
24/7 Nuisances: These zones are known for round-the-clock activities involving heavy truck traffic, bright industrial lighting, and high noise levels and smell pollution.
Property Value Risks: Industrial rezoning in close proximity to homes is almost universally found to decrease residential property values due to noise, pollution, and "aesthetic blight".
Safety Concerns: A massive increase in heavy-duty semi-truck traffic right next to our recreational softball diamonds and local streets.
Our quiet agricultural buffer is at risk of being replaced by factories and distribution centers. We need to stand together to ensure our voices are heard before the Planning & Zoning Commission and City Council.
