Your first viewing of a property is not about the curtains.

It's easy to be put off by a seller's taste in paint colours, or distracted by furniture that won't be staying. Equally, it's easy to be charmed by a beautifully staged home that has real problems hiding behind the presentation.

What to focus on instead:

The structure — walls, ceilings, floors. Any signs of damp, cracks or settling.
Natural light and ventilation. These are hard to change later.
The layout flow. Does it suit the way your household actually lives?
Storage and functionality, not just aesthetics.
The neighbourhood at that time of day — traffic, parking, noise.

Décor is a distraction. The bones of a home are what you're actually buying.

A second viewing, once you've separated the cosmetic from the structural, is almost always worth it.

A property that didn't sell is not a failed home.

It's information — and if you read it properly, it can lead to a far better outcome next time.

When a listing expires without a sale, the honest review looks at a few things: Was the price aligned with what comparable homes were actually achieving? Did the marketing reach the right audience? Were viewings converting into genuine interest? Was the feedback from buyers consistent — and was it acted on?

Sometimes the issue was price. Sometimes it was presentation. Sometimes it was timing. Often it's a combination of factors that were quietly obvious in hindsight.

The worst response is to simply re-list at the same price with the same approach and hope for a different result.

The most useful thing you can do after a failed listing is pause, review honestly, and plan differently.

If your Alberton property didn't sell and you'd like a fresh, honest assessment, let's talk.

Signing a mandate is a significant decision. Before you do, it's worth asking a few straightforward questions — not to catch anyone out, but to make sure you and your agent are genuinely on the same page.

Here are the questions worth asking:

How will you market my property, and where will it appear?
What comparable sales support your suggested price?
How will you keep me updated during the listing period?
What happens if I'm not satisfied with the service?
Are you recommending a sole or open mandate, and why?

A good agent will welcome these questions. Honest, clear answers before you sign protect both of you.

If you'd like a straightforward conversation about what listing your Alberton property actually involves, I'm happy to talk.

The purchase price is the number everyone focuses on. The costs that come with it are the ones that sometimes catch buyers off guard.

When you buy a property in South Africa, there are two significant additional cost categories to plan for before you sign anything.

Transfer costs include transfer duty (payable to SARS on properties above a certain threshold), conveyancer fees, deeds office fees and related disbursements. These are once-off costs that cannot be bonded — they need to be available in cash.

Bond costs include the bond registration fee charged by the conveyancer appointed by the bank, as well as deeds office and initiation fees. Again, these are separate from your deposit and the purchase price itself.

The practical implication: a buyer purchasing a property at, say, R1.5 million needs to budget meaningfully beyond that figure to cover transfer and bond registration. Exactly how much depends on the purchase price, whether transfer duty applies, and which bond amount is registered.

A bond originator or conveyancer can give you a cost estimate specific to your transaction. Ask for one early — before you fall in love with a property your full budget cannot accommodate.

Most landlord-tenant problems don't start with the tenancy itself. They start in the gap between lease signing and move-in day.

That gap is where expectations form — and where misunderstandings take root.

A simple communication checklist before occupation can prevent the majority of early disputes. These are the conversations worth having before the keys change hands:

- Confirm the exact occupation date and time in writing
- Walk through the ingoing inspection report together and note any existing condition issues
- Clarify which utilities the tenant is responsible for and when accounts need to transfer
- Confirm the procedure for reporting maintenance issues
- Discuss parking, refuse collection days and any body corporate or complex rules that apply
- Make sure emergency contact numbers are shared

None of these conversations are complicated. What makes them valuable is simply that they happen before the tenancy begins rather than after the first problem arises.

Good landlord-tenant relationships tend to start with clarity, not contracts alone.

There is a meaningful difference between a home that is listed and a home that is positioned — and most sellers never hear anyone explain it.

Listing is the mechanics: getting the property onto the portals, setting a price, arranging photographs, waiting for enquiries.

Positioning is the strategy: understanding what makes this particular home appealing to the right buyer, deciding how to present it, choosing where to place it, and setting a price that protects your negotiating room while attracting serious attention.

A well-listed home gets seen. A well-positioned home gets offers.

The distinction matters most in the early days of a campaign, when buyer interest is at its highest. That window is short. What you do with it — and how you prepare for it — tends to determine everything that follows.

Before you sign a mandate, it is worth asking your agent which of the two they are actually offering you.

The excitement of finding the right property is real. And it should be.

But once the excitement settles, you still need to know what you're actually buying.

Due diligence on a property isn't pessimism — it's how you protect a significant financial decision.

It typically involves:

- A thorough inspection of structure, roof, plumbing, electrical and general condition. Not a quick walkthrough — a careful look at what maintenance or repairs might be required.
- Checking the title deed for any servitudes, restrictions or endorsements.
- Understanding levy and rate obligations in full, including any arrears.
- Getting clarity on what is and isn't included in the sale.
- Reviewing the offer to purchase carefully before signing, not after.

None of this should delay a good decision. It should make it a better one.

If you're buying in the Alberton area and would like guidance through the process, I'm glad to help.

Owners sometimes ask: "Should I sell or should I rent the property out?"

It's the right question. But the answer starts with two different conversations.

A rental appraisal asks what the market will pay per month in the current rental environment. A sales valuation asks what a willing buyer would pay today. These are completely different calculations.

A high rental yield doesn't automatically mean a high sale price — and vice versa. Some properties perform well as long-term rental assets but would require a price reduction to sell quickly. Others are better suited to sale because rental demand in that area is weaker or ownership costs are high.

Understanding both figures gives you actual information to make a decision with. Neither number is a promise — both are starting points.

If you'd like to understand what your Alberton property could achieve as either a sale or a rental, I'm happy to provide both perspectives.

Your listing got 847 views online this week. Congratulations.

But here's the question that actually matters: what did the buyers who walked through the front door say afterwards?

Online metrics show you how many people noticed your property. Viewing feedback tells you why they didn't make an offer. There's a big difference.

When buyers see a home in person and choose not to proceed, they usually say why — if you ask the right questions. Common themes: the price feels high for the condition, the layout doesn't work for their family, or there's a perceived maintenance issue that wasn't obvious from the photographs. None of that appears in your click-through rate.

Honest feedback from viewings is one of the most useful tools a seller has. It helps you and your agent make informed decisions — about pricing, presentation, or simply about which buyers to prioritise.

If your agent isn't sharing that feedback with you regularly, ask for it. If you're not getting viewings at all, that's a different conversation about your price or your marketing reach. Both are worth having.

The most useful thing I can do in a first conversation isn't to talk about the market.

It's to understand what you're actually trying to solve.

Someone who says they want to sell might really be asking: is now the right time? Someone who wants to buy might be asking: am I making a sensible decision?

Getting to the right answer requires understanding the real question first — and that only happens when there's space to listen.

Property decisions are significant. They deserve a conversation where your situation is genuinely heard before any advice is offered.

If you'd like to talk through where you are and what you're considering, I'm happy to listen.
