🏡 Who looks after what?
One of the most common questions in sectional title living is: ""Is this my responsibility, or does the Body Corporate take care of it?""
As a general guide:
✔️ Common Property (such as gardens, lifts, corridors, and shared facilities) is typically maintained by the Body Corporate.
✔️ Private Property (the inside of your unit) is generally the owner's responsibility.
Understanding the difference can help avoid confusion and ensure maintenance issues are reported to the right people.
Keep in mind that responsibilities may vary depending on your scheme's management and conduct rules, so if you're ever unsure, your managing agent is there to help.
