I have a serious problem with agents who *buy* mandates - by giving the sellers a higher listing price (and a false sense of hope!) just in order to get the mandate. More often than not, these properties sell for what is a "realistic" price, by this I mean - the real price -and which is considerably lower than the original marketing price, and which is in line with what the original agent said it would sell for. I would rather base my price on what is the reality and stick to my guns, my honesty and my integrity!

Standard Bank - latest!! Standard Bank today commented that there has been an increase in the interest in property, coming on the back of the recent decrease in the interest rate. I am happy to report that one of my sales went to Standard Bank! Sadly one of my other sales ended as a "crash and burn!" 100% bonds aren't granted to everybody!! The usual Terms and Conditions apply!

Sales of second hand residential properties - houses and flats - should set to be on the increase with the continued depression facing the Building industry, which will in turn feed the rental market as the emerging market is still strapped for those much needed 100% loans which the banks are reluctant to grant.

Breaking news!! Tito has decided that the interest rate remains the way it is for now at 10.5% with the prognosis being that SA should be out of the recession by the end of 2009. Somehow I don't share his outlook - it is going to take a lot longer for the "receding recession" to trickle down to the masses!!

There is a slight increase in activity - perhaps with the latest Monetary Policy Meeting, Outgoing Reserve Bank Governor Tito Mboweni might drop Interest rates again which might in turn stimulate further activity - let's hope!!
